DAJABÓN.-The Dominican government announced that it will purchase private land located on the northern strip of the dividing line between the Dominican Republic and Haiti, for the construction of the border wall.
The announcement was made by a commission from the Ministry of Defense (MIDE) during a meeting with the people who would be evicted in the municipalities of Loma de Cabrera, Restauración and Dajabón
The delegation was made up of Colonels Joaquincito Bocio Familia, legal consultant of the MIDE, and Juan Adames Almonte, coordinator of the Sabana Larga Battle Border Operations base in Dajabón.
Colonel Bocio explained that the commission for negotiating the appraisal of the purchase of land, houses, and warehouses located within 200 meters of the dividing line will meet at an upcoming meeting.
The meeting was held on the second floor of the building that houses the Interagency offices in Dajabón.
During the meeting, the authorities did not offer details about the amount of land that will be acquired for the so-called "National Wall".

SANTO DOMINGO.- The majority of people in the real estate sector consulted by this media outlet approve of the application of a fourth dose of vaccine to strengthen the immune system against COVID-19, as ordered last Monday by the Ministry of Public Health.

The monthly indicator of economic activity (IMAE) registered a year-on-year variation of 13.1% last November, placing a growth between January and November 2021 of 12.5%.
SANTO DOMINGO.– With a score of 25.1%, the construction sector ranked second in terms of the most significant year-on-year variation compared to 2020, a trend it has maintained throughout this year, where this important sector has consistently ranked among the top performers and one of the strongest within the Dominican economy.
The governor of the Central Bank, Héctor Valdez Albizu, announced yesterday the results of the monthly indicator of economic activity (IMAE), which registered a year-on-year variation of 13.1% last November and reflects an economic growth of 12.5% between January and November 2021.
He highlighted that the first sector in increase is hotels, bars and restaurants (38.3%); manufacturing in free zones (21.2%); transport and storage (13.0%); commerce (11.8%); local manufacturing (11.0%); other service activities (5.8%); and energy and water (5.3%).
“This remarkable result for November, at 13.1 percent, practically guarantees us growth for the entire year at around or above 12 percent. With this result, the conditions are in place for the Dominican economy to close the year with an expansion that could exceed 12 percent, one of the highest growth rates in Latin America,” said Valdez Albizu.
He asserted that the outlook for the Dominican economy remains positive, with expected growth for 2022 slightly above its potential, supported by a more accelerated execution of public and private investment, and the recovery of tourism to its pre-pandemic levels.
“We are building an economy that had been devastated by a terrible pandemic,” he said, estimating that the growth of the Dominican economy in 2021 will be around or above 12%, a projection above the 11% he had announced a month ago.
Valdez Albizu projected that non-resident visitor arrivals would reach approximately 5 million by the end of 2021. He also highlighted the strong performance of loans to the private sector in local currency and assured that the financial system has sufficient liquidity to meet future credit demand.
He highlighted that remittances and total exports continue to show significant dynamism, with year-on-year growth of 11.2% and 21.7%, respectively.

1. Oversizing
Enrique explains that “when you install more panels than you need, apart from having made a larger investment than necessary, you'll have excess energy. And when you have excess energy in a self-consumption system, you don't recover your investment, and furthermore, the surplus energy produced beyond your needs isn't compensated on your electricity bill.”.

2. Not conducting a prior study of consumption

3. Disconnect 100% from the main network
Believing that with a photovoltaic installation you will stop consuming energy from the traditional grid is another mistake because if you don't have batteries you probably won't have energy on cloudy, rainy days or, obviously ,at night .
Albert explains that “with a photovoltaic installation you will consume energy from the conventional grid, to a greater or lesser extent. Even if you have an energy storage battery, I would recommend not disconnecting 100% from the grid, since at certain times throughout the year you will need a certain external energy supply.”.
4. Do not equip yourself with batteries
Together with Albert, we worked with figures that clarify the issue: “A house without a photovoltaic installation or energy storage generates 100% of its energy costs. In contrast, photovoltaic energy reduces them by 20-25%. But, if we add energy storage with lithium solar batteries, they decrease even further, to approximately 80%.”.
There is no doubt, then, that a battery gives you enormous energy independence, "there are even cases in Spain where it allows you to generate 90-95% of your energy consumption. It's the concept of self-sufficiency," the expert continues.
5. Not considering reducing the contracted power on the general network
The journalist specializing in renewable energy believes that being unaware of the advantages of energy storage batteries is a huge mistake: “If we are in a position to make a financial investment (the price of photovoltaic panels has decreased by around 80% in recent years) in our homes to be more sustainable (by consuming energy from non-polluting sources), we should know what an energy storage battery could offer us. Enrique advises negotiating the compensation for surplus energy carefully, “since it's currently highly variable. Before signing the surplus energy contract, they should send us the compensation offer, and if we don't agree, we can let them know before signing. It's also important to emphasize that we aren't slaves to the energy suppliers and that we can always choose the most advantageous option that doesn't overcharge.”.
8. Thinking that the investment is not worthwhile if electricity consumption is mainly at night
At this point we return to energy storage batteries, which ensure the availability of renewable energy 24 hours a day, regardless of whether we need it most in the evening.
Albert also points out that “the economic investment in a photovoltaic installation should be considered as what it is, an investment and not an expense, because it provides a series of benefits. The advantages for the environment and in reducing the electricity bill are immediate.”.
9. Not taking advantage of financial aid and tax breaks
Enrique points out that “financial aid represents an average of 30% of the investment, depending on the autonomous community, and may be higher in some. Tax breaks or reductions for investing in renewable energy should also be considered, as these also change the energy rating of the home.”.

SANTO DOMINGO.–Bank financing, under the protection of monetary liquidity stimuli of around 5% of GDP, was one of the determining factors to boost the economic recovery of the productive sectors in the Dominican Republic during 2021, said the Dominican Republic Banking Association (ABA), in reviewing the year that is ending.
The ABA highlighted that credit to the private sector in national currency has continued to grow at an annual rate close to 10%, in all credit segments (households and companies), in a context of notable improvement in the profile and quality of the loan portfolio.
In a press release, he highlighted that in 2021 the recovery of mortgage credit accelerated, a segment that is directly related to construction, associated with greater economic activity and employment.
Similarly, the ABA noted that, as of November 2021, the loan portfolio for MSMEs increased by more than RD$16 billion compared to December 2020, now representing 44% of the commercial portfolio.
Added to all this is an environment of low interest rates, whose weighted average active rate registered a reduction of 340 basis points since March 2020, the date on which the pandemic began in the country, the association explained.
The ABA indicated that the expansion of credit has occurred within the framework of proper managerial management that results in liquid, efficient, solvent and profitable banks with good asset quality, according to the statistics of local authorities and international organizations, showing a sustained strengthening of equity.
In short, this is a banking sector with better access to credit and a stronger position with correspondent banks and international credit rating agencies, the ABA noted.
Local banking in the regional context
The Association of Multiple Banks highlighted that the excellent results in performance indicators place Dominican banks in a leading position in Latin America and are also reflected in greater competitiveness in global markets.
He stated that the banking sector operating in the Dominican Republic leads the region in terms of liquidity, solvency ratio, and asset profitability, and is among the countries with the lowest levels of non-performing loans, according to figures from the Superintendency of Banks and the World Economic Forum (WEF).

The association detailed that commercial banks will continue accelerating their digital transformation, technological and process optimization, and financial innovation, while also continuing to support SMEs. It also stated that it will continue promoting green finance, financial education and inclusion, cybersecurity, gender equality, and contributing to reducing the housing deficit, among other vital aspects for the nation's economic and comprehensive development.
Similarly, the ABA stated that multiple banks will take action to strengthen the prevention of money laundering and terrorist financing by strengthening inter-institutional relationships with competent authorities and other obligated entities for the purpose of collaboration and training in regulation and best practices.
As a Christmas present, this 70-year-old domestic worker just wants to be able to pay off the 250 square meters she bought on credit. She has paid 13 years of the 20 years negotiated by her now-deceased husband.
HIGUEY.- At 70 years old, she still works as a domestic worker to survive. She has no roof over her head, but she does dream of one day being able to finish paying for a plot of land she bought with her husband 13 years ago. However, almost thirteen years have passed, and she has been unable to pay off the debt because she and her family have faced numerous hardships that have prevented them from achieving their goal. Today, as a Christmas gift, she simply asks God to help her find a way to settle her debt and secure a roof over her head in her old age.

Cristina Alba de Bogaert, a real estate consultant with over 20 years of experience in the sector and a proven track record of leadership, is the founder of Mujeres Activas RD (Active Women RD), a WhatsApp group and other social media platform created to foster business connections among women. We shared seven questions with her to learn more about this initiative.
1-¿Why Active Women RD?
As you know, women are the majority in the real estate sector, both independent agents and those from the companies themselves, and the idea for this name arose from identifying who the real estate advisors are who are actively dedicated to the real estate business full-time.
2- When did the group emerge?

The ICDV is a statistical tool that allows us to understand the monthly variations in the cost of constructing the four types of housing mentioned in the National District and Santo Domingo province. It excludes indirect costs such as land, design, building permits, financing costs, and the construction company's profit, among others.
In November 2021, the ICDV averaged 198.99, registering a decrease of -0.63 points, compared to the previous month which was 199.62, where the main increases were produced by both the tools group, with 6.13% and the electrical miscellaneous subgroup, with 6.23%.

"It's opaque, but when we talk to our industry contacts in China, no one is surprised," said Vinesh Motwani of Silk Road Research, a market research firm specializing in Asia.

Evergrande vs Lehman
"The biggest difference between the two is that Evergrande was a train wreck that everyone saw coming," said Motwani, who was working in the United States as an analyst at Credit Suisse when Lehman Brothers collapsed.
"When the 'three red lines' policy was announced more than a year ago, it was clear that Evergrande was one of the biggest violators, so the reaction in China was: 'This was bound to happen.'".
The "three red lines" are a set of debt thresholds that severely limit the ability of certain real estate developers to obtain loans. For decades, the sector had seen unchecked lending, something the central bank (People's Bank of China) described as "reckless.".
The Evergrande crisis is a "grey rhino" event, a term used to describe an obvious, slow-moving threat rather than a surprise "black swan" event, according to Rory Green, director of China and Asia research at investment advisory firm TS Lombard.
"The warning about Evergrande has been circulating for a long time, so none of the bondholders should be surprised that they are defaulting," he said.
Why is this crisis so different?
Another major difference between the collapse of Lehman Brothers and the Evergrande crisis is that when the US government needed to act, it had to pass legislation to have the power to intervene, something that is not a problem for the Chinese government.
By controlling the country's real estate market through state-owned banks, Beijing also knows which developers are likely to default, something that could not have been said about Washington during the subprime mortgage crisis.

At the same time, China is being far more selective in its actions than the United States was during the global financial crisis. Unlike Washington, which bailed out some of the world's largest banks, the Chinese Communist Party is taking a more piecemeal approach.
"Beijing is like a surgeon operating on a tumor and thinking, 'What do I need to save?'" said Alicia Garcia Herrero, chief economist for Asia-Pacific at investment bank Natixis.
For the Chinese government, it is crucial that Evergrande's day-to-day operations remain uninterrupted. Their goal is to ensure the company can complete the homes it is building so that ordinary property buyers are not affected and confidence in the real estate market is not seriously damaged.
"Beijing also needs to look at the heart, to see if it's still beating. That's people's perception of the real estate sector," García Herrero added.
So far, this approach appears to have limited the impact on the housing market, according to Motwani: “Real property prices continue to rise year over year. Even when they have fallen month over month, they haven’t dropped by double-digit percentages.”.
There is also concern that if prices continue to fall, potential buyers may postpone purchasing new homes, further slowing the market.

What will happen to Evergrande?
Experts predict that Evergrande's restructuring could take months or even years, so there will be few headline-grabbing announcements as authorities try to avoid shocking the global financial system after the collapse of Lehman Brothers.
Green points to the past failures of large Chinese companies. Using the implosion of financial and insurance giant Anbang as an example, he expects Evergrande's restructuring to be a long process: “Anbang went into restructuring two years ago and it’s still ongoing. Evergrande is much larger, so it could take years. But, in my opinion, the worst is over.”.
"The most likely scenario is that Evergrande will be broken up into separate units. It will be the death of the gray rhino, and the regional banks will be tasked with dealing with those separate units to ensure the stability of the sector and the economy," he opined.
Will international investors get scared?
Although Evergrande's default on interest payments on overseas bonds has not triggered a financial collapse, as they are mostly held by powerful global investors, some analysts are concerned about the impact on the reputation of the Chinese real estate sector.
"It definitely damages the faith of international investors in overseas Chinese real estate bonds," said Jackson Chan of the financial market research platform Bondsupermart.
Essentially, this made it much more expensive for Chinese real estate developers to borrow money from international investors.
What remains to be seen is how Beijing strikes a balance between continuing its strict real estate market policies and the risk of the country's massive property industry losing access to affordable foreign investment.
