SANTO DOMINGO. Fiduciaria Universal consolidates its participation in publicly offered real estate trusts with the administration of the Acrópolis 02-FU Fixed Income Real Estate Public Offering Trust, an investment structure that allows investors to participate in the flows generated by Acrópolis Business Mall, a mixed-use real estate complex located in the Piantini sector of the National District.
The trust was approved by the Superintendency of the Securities Market (SIMV) through Resolution R-SIMV-2024-47-FOP, dated October 24, 2024, and is registered in the Securities Market Registry under number SIVFOP-012.
According to Feller Rate, the program contemplates a debt issuance of up to US$20 million, backed by real estate assets whose value is significantly above the amount issued.
As of June 2026, the properties had an average occupancy rate of approximately 97%, while lease agreements are predominantly denominated in US dollars.
These elements contribute to a stable and predictable income generation for the trust structure.
The issue receives an AA- rating
The press release states that in July 2026, the issue received an AA- risk rating, with a stable outlook, from Feller Rate.
According to the rating agency, the factors considered include the strength of the underlying assets, the stability of cash flows, and the operational performance of the real estate complex.
Feller Rate also highlighted the high occupancy of the properties, the credit quality of the tenants, and the diversification of income that supports the financial structure of the trust.
The proceeds from the issuance will be used to support the growth and expansion plans of Acrópolis Business Mall, including the development of new office spaces.
The goal is to expand the complex's offerings for businesses and professionals.
A structure under securities market regulation
According to information provided to the media, the trustee of the vehicle is Brownsville Business Corporation (BBC), a company with a track record in real estate investment and management in Central America and the Caribbean. BBC acts as trustee and administrator of the trust, responsible for ensuring compliance with regulatory requirements and protecting the interests of investors.
The structure also incorporates financial safeguards, liquidity mechanisms and hedges designed to strengthen its risk profile and its ability to meet its obligations to investors.

The trust allows investments to be channeled towards real estate assets that generate recurring income through a structure regulated by the stock market.
