The 2026-1 ranking, which details the statistics for the first six months of this analysis, also incorporates sectors that were not among the top 20 in the previous period
SANTO DOMINGO.- The market for high-value apartments in the Dominican Republic registered significant changes between the second half of 2025 and the first half of 2026, with Paraíso and Piantini consolidating themselves as the sectors with the highest average prices per square meter, according to data from the Building Supply Registry (ROE) of the National Statistics Office (ONE).
While in the period 2025-2 Piantini led the ranking with RD$172,377 per square meter, for 2026-1 Paraíso took first place with RD$218,951, followed by Piantini, with RD$210,026.
The behavior shows a reconfiguration of the list of the most sought-after sectors, with some neighborhoods maintaining their presence among the top spots, others climbing in the rankings, and several dropping out of the top 20.
In that regard, one of the main changes corresponds to Paraíso, which in the 2025-2 ranking appeared in position 14, with an average price of RD$93,704 per m², and by 2026-1 moved to first place, with RD$218,951. This represents an increase of RD$125,247 per square meter between both periods.
In contrast, Piantinimaintains its position among the most valuable neighborhoods. In 2025-2 it ranked first, with RD$172,377, while in 2026-1 it ranked second, with RD$210,026.
La Esperilla maintains its presence among the most expensive
As described in the ROE report, La Esperilla is another sector that continues to be part of the highest-value group. In 2025-2, it ranked fourth, with RD$154,939 per m², and in 2026-1 it remained in fourth place, although its average price increased to RD$159,288.
Ensanche Naco also remains among the top positions , although it went from sixth place in 2025-2, with RD$148,926, to third in 2026-1, when it reached RD$164,134 per m² .
Julia and Renaissance gain ground
Continuing with the La Julia sector, it registered one of the most significant advances among the neighborhoods that remain in the ranking. In 2025-2 it occupied second place, with RD$165,457 per m² , and by 2026-1 it had dropped to sixth place, with RD$156,891 .
Renaissance, on the other hand, moved from third place in 2025-2 to twelfth in 2026-1. Its average price dropped from RD$162,539 to RD$139,350 per square meter. Despite their declines in the ranking, both sectors remain within the top 20.
Mirador Norte and Los Cacicazgos lose positions
Among the sectors that remain on the list, but register sharp declines, are Mirador Norte and Los Cacicazgos.
Mirador Norte moved from 20th position in 2025-2 to fifth in 2026-1, while its average price increased from RD$78,882 to RD$157,562 per m².
Los Cacicazgos, meanwhile, moved from 17th to 13th place, with an increase in its average price from RD$81,079 to RD$137,160 per m².
New sectors enter the top 20
The 2026-1 ranking, which details the statistics for the first six months of this analysis, also includes sectors that were not among the top 20 in the previous period.
Among them are Altos de Arroyo Hondo, with RD$140,396 per m²; Viejo Arroyo Hondo, with RD$120,064; El Millón, with RD$117,002; and Tropical Metaldom, with RD$102,403.
These sectors join others that also appear in the 2026 ranking, expanding the representation of different areas within the higher-value apartment market.
Which neighborhoods dropped out of the ranking?
The change between the two periods also leaves several sectors that were listed in 2025-2 out of the top 20. Among the neighborhoods that no longer appear in the 2026-1 list are Los Ríos, Ensanche Ozama, Guaricano, and Villa Faro.
In 2025-2, these sectors registered average prices of RD$92,705, RD$86,582, RD$81,002 and RD$79,804 per square meter, respectively.
Its departure coincides with the entry of new sectors and a reorganization of positions within the ranking.
More neighborhoods exceed RD$100,000 per square meter
Another significant change is that in 2026-1 the list shows a greater concentration of neighborhoods with values above RD$100,000 per square meter.
In addition to Paraíso, Piantini, Naco, La Esperilla and Mirador Norte, the following appear above that level: La Julia, Gascue, Bella Vista, Ciudad Universitaria, Altos de Arroyo Hondo, Quisqueya, Renacimiento, Los Cacicazgos, Viejo Arroyo Hondo, El Millón, Alma Rosa, Jardines del Sur, Los Restauradores and Tropical Metaldom.
In 2025-2, the 20th position corresponded to Mirador Norte, with RD$78,882 per m², while in 2026-1 the last place on the list was occupied by Buenos Aires Mirador, with RD$99,138.
The market shows a new real estate picture
Comparing both periods shows that the market for high-value apartments is not static. Piantini, La Esperilla, Naco, Gascue, Bella Vista, Alma Rosa, Jardines del Sur, Los Restauradores, Quisqueya, and Los Cacicazgos remain in both rankings, although with variations in their positions and prices.
At the same time, Paraíso becomes the main reference point of the 2026-1 ranking, while new sectors enter the group of the 20 neighborhoods with the highest average prices per square meter.
