Price per square meter rises 12.2% in the Metropolitan Region between 2025 and 2026

Boca Chica and Los Alcarrizos registered the largest increases, while Santo Domingo Norte was the only municipality where the value per square meter decreased

SANTO DOMINGO. – The average price of apartments in the Metropolitan Region increased 12.2% between the second half of 2025 and the first half of 2026, going from RD$109,381 to RD$122,699 per square meter, according to data from the Building Supply Registry (ROE) of the National Statistics Office (ONE).

The comparison between both measurements shows that six of the municipalities with comparable information registered increases, while Santo Domingo Norte was the only one that showed a reduction in the average price per square meter.

Boca Chica and Los Alcarrizos lead the price increases

The largest percentage increase occurred in Los Alcarrizos, where the average price went from RD$31,738 to RD$48,418 per square meter, for an increase of 52.6%.

Boca Chica followed , with an increase of 41.6%, going from RD$84,258 to RD$119,308 per square meter.

In Santo Domingo de Guzmán, which maintains the highest price in the Metropolitan Region, the value increased by 11.8%, going from RD$132,730 to RD$148,445 per square meter.

For its part, Santo Domingo East registered a growth of 6.2%, going from RD$75,545 to RD$80,197 per square meter.

In Santo Domingo Oeste, the increase was more moderate, at 1%, going from RD$67,584 to RD$68,237 per square meter.

Santo Domingo Norte registers a decrease

The exception was Santo Domingo Norte, where the average price per square meter decreased by 4.7%, going from RD$75,467 in ROE 2025-2 to RD$71,932 in ROE 2026-1.

In absolute terms, this represents a reduction of RD$3,535 per square meter.

A market with higher average values

The overall trend shows that the regional average price increased by RD$13,318 per square meter between the two measurements, equivalent to a growth of 12.2%.

Thus, while in the second half of 2025 the average for the Metropolitan Region was RD$109,381 per square meter, in the first half of 2026 it reached RD$122,699. The data also show a widening of the differences between municipalities.

Santo Domingo de Guzmán continues to lead the market in average value, while Los Alcarrizos, although it maintains one of the lowest prices, was the area that experienced the greatest percentage growth between the two measurements.

Pedro Brand cannot be directly compared in both measurements because, for the 2026-1 ROE, the ONE indicated that there was insufficient information. In 2025-2, the municipality registered RD$58,144 per square meter.

In the case of San Antonio de Guerra, it is also not possible to establish a variation, due to the lack of sufficient information in 2026-1 since in 2025-2 there were no works for sale in the municipality.
