The real estate market has changed… but many advisors continue to work as if we were in the year 2000.
I still see agents expecting social media to automatically deliver clients. They post properties, wait for leads, and hope someone will message them on WhatsApp to close deals.
The problem is that everyone is doing exactly the same thing these days. And when everyone is doing the same thing, no one stands out. That's where an uncomfortable truth emerges: the traditional real estate agent is in danger.
Today's client is no longer simply looking for "a property salesperson." They are looking for a specialist. Someone who has mastered a specific segment and can guide them with depth and expertise.
Let's think about other professions
If you have a heart problem, you see a cardiologist.
If you need to resolve a real estate legal issue, you see a real estate lawyer.
So why do so many in our industry still want to be experts in everything?
The modern advisor must specialize. This can be done by geographic area, client type, investment level, or specific product. There are specialists in luxury properties, short-term rentals, affordable housing, tourism projects, commercial properties, or off-plan sales. The important thing isn't the niche you choose. What matters is that you know it inside and out.
In my particular case, after almost four decades in the industry, I realized that my strength lies in structuring and marketing off-plan projects. Not because reselling is bad, but because I learned where I truly add value. And when you find that space where you add value, you stop competing solely on price or commission. You become a benchmark.
That's the real change in today's market: it's no longer about who lists the most properties. It's about who inspires the most trust and demonstrates the most specialized knowledge.
That's why my recommendation for any advisor is simple: find your niche, study it, master it, and build a reputation around it. Because the future doesn't belong to the advisor who knows a little about everything. It belongs to the specialist who solves problems better than everyone else.
