Real estate activities rank third and construction fourth within the business fabric
SANTO DOMINGO. – The municipality of Santo Domingo de Guzmán has 40,569 active formal businesses, of which 7,411 belong to the real estate and construction sector: 3,820 in real estate activities (9.42% of the total) and 3,591 in construction (8.85%).
Together, both sectors represent 18.27% of the formal business fabric of the municipality, according to the Directory and Formal Business Demography published by the National Statistics Office (ONE) in the Your Municipality in Figures 2026 dashboard.
Real estate and construction: third and fourth place
Real estate activities rank third and construction fourth within the business fabric, although the document does not break down these categories in a way that allows the identification of additional subsectors linked to the real estate market, such as architecture, engineering or valuation services.
In the distribution by sectors, wholesale and retail trade, including the repair of motor vehicles and motorcycles, leads with 11,255 companies (27.74%), while professional, scientific and technical activities occupy second place with 5,935 companies (14.63%).
An almost entirely built-up territory
The physical context of the market partly explains the business structure. According to geospatial data from the Ministry of Environment and Natural Resources (MMARN) processed by the ONE, 85.56% of the municipality's territory corresponds to built-up areas, forests represent 10.40% of the municipal surface area, and other land use categories make up the remaining 4.04%.
Spanning just 91.3 km², the municipality has a population density of 11,273 inhabitants per square kilometer, one of the highest in the country. Vacant land available for new horizontal-scale developments is scarce.

Data from the X National Population and Housing Census 2022 indicates that 96.44% of the homes in the municipality have exterior walls made of block or concrete, while 70.67% have floors made of cement or ceramic.
Regarding basic services, 80.47% of households have access to piped water within the home, and 99.40% have access to electricity from the grid, indicators that directly affect the value of properties and the living conditions in the rental and sales market.
Formal employment: more than 1.3 million people
The average number of employees in the municipality's formal business sector is projected to reach 1,305,408 by 2025, of which 669,272 are women and 636,136 are men.
