SANTO DOMINGO – The market is constantly evolving. Every day, opportunities emerge for real estate agents to offer clients alternatives that support real estate transactions and provide solutions to their problems.

Home staging, or "home presentation," consists of a set of techniques that highlight a property's positive aspects, making it appealing to potential buyers or renters.
In the Dominican Republic, this model has not been widely promoted. Belkis Cuello of BC Real Estate learned about it in the United States and found it interesting to add it to her service portfolio as an added value for her clients. "I linked it to real estate because I saw the importance of providing the right advice to the home or apartment owner to maximize the sale or rental of their property," explains one of the pioneers in bringing it to the country.
"When you apply the technique to a property, you place it among the clients' favorites. With Home Staging, the sale is faster and the property's value increases," he points out.

“What we do is advise the client so that if the house, for example, is very cluttered, we take care of lightening it up a bit, we look at all the decorative elements, the paint if it needs to be renewed or changed, we make it much more attractive to the potential client,” says architect Jeannette Garrido, from the BC Real Estate team.
The company offers the service free of charge to its clients. “We do it more for properties we have exclusively listed, where we get involved from the initial listing and follow up until the sale is finalized,” says Cuello.
The way you present your property is one of the main ways to attract interested clients, whether for sales or rentals, especially when it comes to furnished rentals. A cluttered, messy house with poor lighting and mismatched furniture will highlight its flaws rather than its attractive features.

Our job is to arrange the spaces, eliminating what we believe could be off-putting, so that when it’s shown to the public, it appears appealing,” the architect points out.

Home staging includes several steps in the home: assessment, depersonalization, tidying and organizing, decluttering, minor repairs and arrangements, harmonizing the environments, and cleaning.
BC Real Estate offers it in Santo Domingo, Punta Cana, Puerto Plata, Samaná, Miches and all the tourist centers of the country, areas where the entity carries out its work.
Garrido adds that the American model, in addition to the visual aspect, includes the olfactory aspect through cookie baking, because it generates a special strategic marketing for sales.
