How do you see the market currently?
It continues to have significant potential, especially in high-growth areas like Punta Cana. However, it has also become much more competitive and demanding. Today's buyer isn't just looking to purchase square footage; they seek location, design, quality, security, amenities, efficiency, and, above all, trust in the project's leadership. For developers, this means we must be far more efficient in terms of costs, planning, and execution.
What challenges does a construction project face?
One of the main challenges is keeping time, cost, and quality under control simultaneously. This is compounded by factors such as material availability and price fluctuations, labor availability, coordination between contractors, logistics, changes during execution, permits, and the specific conditions of each project. Planning is one of the most crucial aspects.
Where does the responsibility for a project begin?
It begins from the moment the project is conceived, making the right decisions about the land, design, budget, materials, construction systems, permits, and planning.
How do you gain customer trust?
With transparency, honesty, hard work, and by keeping your promises. You have to explain from the beginning what they can expect, the timelines, the conditions, and any limitations of the project. You also need to maintain constant communication throughout the process. In the end, trust isn't built with a pretty presentation, but with results.
What challenges does the market face?
We are entering a stage where construction must be much more technological, efficient, and sustainable. Digitalization, artificial intelligence, automation, home automation, new construction systems, and the more efficient use of resources are changing the way we design, build, and market.
