The South: the new real estate frontier that we have the opportunity to do well

Every region has a moment when the decisions made can determine its development for decades. The Dominican South seems to be facing precisely one of those moments. Pedernales and Cabo Rojo have once again placed the region at the forefront of the conversation about investment and tourism.

The real potential lies in the territorial transformation that can occur around them. The South possesses something increasingly difficult to find in established destinations: the ability to plan before significant real estate pressure arrives.

That advantage is invaluable. When a region begins to attract interest, the demand for land gradually increases. Then come tourism projects, housing, businesses, services, and new developments.

If planning comes after that process, it usually starts chasing problems that have already been created. The South has the opportunity to reverse that order.

You can define in advance where to develop, which areas to preserve, what densities are appropriate, how to guarantee water and sanitation, what road infrastructure will be necessary, and what urban model you want to build. This is particularly important because its potential extends beyond Pedernales.

Barahona, Bahoruco, Azua and other territories in the South possess natural, agricultural, cultural and scenic attractions capable of being progressively integrated into economic and tourist corridors.

The infrastructure being built to connect these destinations is also transforming their real estate market. New highways are shortening distances. The airport is improving accessibility. New services are increasing livability. The arrival of companies is creating jobs. And jobs are creating demand for housing.

This is often how land appreciation begins. Sustainable land value increases require infrastructure, economic activity, services, legal certainty, and real demand.

That is why the South represents an exceptional opportunity to develop a different model: allowing real estate investment to accompany territorial planning and not forcing it to react later.

We must also ensure that existing communities participate in this transformation. Training, employment, local entrepreneurship, and access to new economic opportunities must be part of the process.

Developing a territory is not simply about increasing the price of its land. It is, above all, about increasing its capacity to generate well-being and economic activity.

The East taught us that it's possible to transform a region through tourism, infrastructure, and investment. The North can demonstrate that a mature destination can reinvent itself by integrating into a powerful regional economy. And the South has the opportunity to teach us something different: that we can also plan before we grow.

The future of Dominican real estate should not depend solely on finding the next big destination. It should consist of consolidating a country with multiple territories capable of attracting investment, generating opportunities, and sustaining value.

A major challenge we face is taking the step from a Dominican Republic of tourist hubs towards a multipolar and territorially integrated Dominican Republic.
