The south of the Dominican Republic: An unmissable opportunity for real estate tourism

The southern region of the Dominican Republic remains a natural gem with enormous potential for tourism and real estate development. While landmark projects like Puntarena have begun to transform the region's landscape, it's clear that much remains to be done to solidify its position as a major growth hub. In 2025, it's crucial to give this region the final push it needs to become an engine of sustainable economic and tourism development, further diversifying the country's offerings.

Puntarena: Economic and social engine of the south

The Puntarena project, located in Baní, has not only been a pioneer in tourism development in the south, but has also become a significant economic driver. To date, the project has generated more than 1,000 direct jobs and nearly 2,500 indirect jobs in the region, boosting sectors such as construction, hospitality, transportation, and local commerce.

The real estate impact of Puntarena is also significant. Currently, the complex boasts over 300 sold residences, with 65% of its owners hailing from the United States and Europe, reflecting its international appeal. The community is already home to approximately 1,200 permanent and seasonal residents, who have contributed to the dynamism of the local economy through their consumption of goods and services.

In terms of investment, this project has injected more than USD 200 million into the local economy since construction began, with expansion plans that could double this figure in the next five years. Furthermore, the project's sustainable development, which includes luxury villas, eco-friendly hotels, and a world-class marina, has served as a model for future projects in the region.

The Tuna Fishing Tournament: A Key Event for Tourism

The Puntarenas Tuna Fishing Tournament has become one of the most anticipated events on the southern region's tourism calendar. In 2024, it brought together more than 30 international vessels, generating over USD 2.5 million in revenue. This activity not only positions the project as a world-class sport fishing destination but also promotes sustainable tourism and encourages the arrival of high-spending visitors.

The tournament's impact extends beyond the sport itself: hotels, restaurants, and local businesses experience a significant increase in revenue during the event. Furthermore, the tournament's international promotion has put Baní on the map for fishing enthusiasts worldwide, opening up new opportunities for tourism in the region.

Palmar de Ocoa and other key destinations

Besides Puntarenas, the south boasts other destinations with enormous potential for luxury and adventure tourism. Palmar de Ocoa, in Azua, is one of the best spots for sport fishing in the region, with waters rich in marine biodiversity and spectacular scenery. Although its infrastructure is still limited, the area has the potential to become a tourism development hub, especially for sustainable real estate projects and ecotourism.

Places like Bahía de las Águilas in Cabo Rojo, Pedernales, and Playa Blanca in Azua also stand out for their natural beauty and appeal for adventure and relaxation tourism. With the right investment, these destinations could further diversify the southern region's offerings, attracting a broader range of domestic and international tourists.

The importance of infrastructure: A road for the future

A crucial element for the development of the south as a tourist destination is the improvement of its infrastructure. Although the Pedernales International Airport has been a significant step forward, the region continues to face challenges in its land connectivity.

The construction of a modern highway connecting Santo Domingo with Pedernales is a priority to reduce travel times and facilitate access for tourists and investors. Currently, the journey from the capital can take up to six hours, while an efficient highway could reduce this time to 3.5 hours. This improvement would be key to attracting a greater flow of visitors and boosting real estate investment in the region.

Economic impact projections for the south

With the necessary support, the southern region of the Dominican Republic could generate over USD 500 million annually in direct and indirect revenue from tourism and real estate investment. It is estimated that the real estate market in the region could grow by 20% annually if planned projects are completed and road infrastructure is improved.

Furthermore, the diversification of tourism in the south could attract more than 50,000 visitors annually over the next five years, many of them interested in luxury experiences, sport fishing, and ecotourism.

Conclusion: A promising future

The south of the Dominican Republic has the potential to become a leading tourist and economic destination, complementing the success of regions like Punta Cana and Cap Cana. Projects such as Puntarena have demonstrated that sustainable development and investment in recreational activities can transform a region's landscape.

However, for the south to reach its full potential, a coordinated effort between the government and the private sector is necessary. Improving infrastructure, revitalizing tourism projects, and diversifying the offerings are essential steps to ensure inclusive and sustainable development.

In 2025, the Dominican Republic has the opportunity to give the south the boost it deserves, consolidating it as a unique destination in the Caribbean and a key element in the country's economic diversification. The time to act is now.
