However, there is a natural resistance from property owners, fueled by past experiences with inactive agents or fears about limiting sales opportunities. This tension has led to diverse practices in the market, some more effective than others.

Exclusivity is not a whim of the agent but a fundamental tool for offering a high-quality, professional service. It allows the agent to invest significant resources in promoting the property, knowing that their efforts are protected. Furthermore, it guarantees a consistent pricing strategy in the market, avoiding the confusion generated by multiple listings with different prices and conditions. An exclusive agreement also facilitates in-depth knowledge of the property and more effective representation to potential buyers.

Risks and challenges

The owners' fears are not unfounded. Experiences with agents who, once they obtain exclusivity, fail to actively manage their properties have generated distrust in the market. Inappropriate pricing and excessively long contracts are other factors contributing to this resistance. These challenges require solutions that protect both the owner and the agent.
