With 38 licenses and RD$7.05 billion, the capital distributed its permits into three categories; a single license in Ensanche Naco accounts for 32.8% of the total amount
SANTO DOMINGO – The National District received 38 building permits in September, one fewer than the province of Santo Domingo, representing a total investment of RD$7.05 billion and 115,533 square meters, according to the 2022-2026 permit registry published on the website of the Ministry of Housing, Habitat and Buildings (MIVHED). All of these permits are located in the municipality of Santo Domingo de Guzmán.
The registry shows three types in the capital: commercial and offices, with 14 licenses, 73,606 square meters and RD$4,534 million, 64.3% of the investment; apartments, with 12 licenses, 35,223 square meters and RD$2,103 million, 29.8%; and housing, with 12 licenses, 6,703 square meters and RD$413 million, 5.9%.
Renacimiento led in number of licenses, with four: two for commercial and office use, for RD$1,648 million, and two for apartments, for RD$260 million, for a total of 30,970 square meters and RD$1,908 million.
Ensanche Naco, with three licenses, received the largest amount, covering 43,489 square meters and totaling RD$2.679 billion, of which RD$2.360 billion corresponds to two commercial and office licenses and RD$319 million to one apartment license. El Millón, Los Cacicazgos, and Viejo Arroyo Hondo also received three licenses each.
The highest value license was issued on September 30 for commercial and office space in Ensanche Naco, with 37,510 square meters and RD$2,311 million, equivalent to 32.8% of the investment in the National District.
This is followed by a commercial and office building in Renacimiento, issued on September 21, with 17,928 square meters and RD$1,104 million, and an apartment building in Honduras del Norte, dated September 23, with 15,136 square meters and RD$866 million.
The houses equal the number of licenses for apartments, 12 each, and contribute a fraction of their amount.
In Los Cacicazgos, the three licenses were for housing and total 1,689 square meters and RD$104 million; in Nuevo Arroyo Hondo, two total RD$132 million, and in Arroyo Manzano, another two, RD$107 million.
Five of the 38 permits are listed without square footage or investment information: three for residential properties, one for apartments, and one for commercial and office space. Two are located in Viejo Arroyo Hondo, two in Altos de Arroyo Hondo, and one in El Millón. Among the 12 residential permits, three lack this data. In Viejo Arroyo Hondo, the only one of the three permits with data lists 215 square meters and RD$13 million. The registry does not indicate the reason for the missing data.
Former Housing Minister Víctor Bisonó indicated during the MIVHED en Marcha meeting that the increase in the number of permits did not represent a relaxation of the controls established to evaluate the projects.
His successor, Jean Luis Rodríguez, reported on October 11 that September closed with a national record of 203 licenses and that the ministry is working to reduce the permit issuance period for projects that meet the requirements to 30 days.
