The impact of the dollar exchange rate on the Dominican real estate market

The Dominican Republic's real estate market has been closely tied to fluctuations in the dollar over the past five years. As an economy where a large portion of construction inputs and investments are handled in this currency, any fluctuation has a direct impact on prices, sales, and investor sentiment.

In Dominican real estate, the dollar is the benchmark currency for both developers and international buyers. Prices for most projects are set in dollars, which provides stability for foreign investors but also puts pressure on local buyers when the exchange rate rises.

Between 2020 and 2025, the exchange rate of the Dominican Republic's dollar showed a gradual upward trend, rising from around 53 pesos per dollar to over 63 currently. Although the increases were not drastic, the cumulative effect impacted construction costs and the purchasing power of Dominican families.

Many construction materials, such as steel, ceramics, and finishes, are imported and priced in dollars. Every increase in the exchange rate automatically raises the cost of projects. This has led developers to adjust prices, reduce profit margins, or redesign products to remain attractive.

As a result, real estate projects have seen steady price increases in pesos. While increases in dollars have been more moderate, local consumers feel greater pressure, as their income in the national currency is not growing at the same rate as the devaluation. This creates a gap in access to housing.

Sales to Dominicans residing in the country have slowed in certain segments, especially in the middle and upper-middle-class housing market. The increased cost of mortgages, coupled with the rising dollar, is limiting the pool of qualified buyers. Many have decided to wait for better conditions.

Unlike the local market, the diaspora and international investors have maintained an active role, since their income is in dollars. For them, the rise in the exchange rate has even represented an advantage, as they receive more pesos for the same amount of dollars when investing in the country. This has sustained the dynamism in tourist areas like Punta Cana.

Meanwhile, affordable housing has fared better because it remains a priority for the government and financing programs. In contrast, mid-to-high-end and tourist projects have felt the effects of the dollar's fluctuations more acutely, with adjustments in sales pace and marketing strategy.

Furthermore, access to mortgage credit becomes more expensive when the dollar exchange rate remains high, as banks adjust their risk policies. This forces some local buyers out of the market, while foreign investors seek direct payment options or international financing.

If this trend continues and the dollar keeps rising, both now and in the coming years, the Dominican real estate market could face a mixed scenario: less participation from local buyers, but greater prominence from the diaspora and international investors. This could strengthen the development of tourist areas, while slowing urban housing development.

Although the rising dollar creates pressure, it also opens up opportunities for those with a long-term perspective. Investing in real estate remains one of the safest ways to preserve value against devaluation. Projects with competitive prices, flexible payment options, and good locations will continue to find demand.

In conclusion, the Dominican real estate market has demonstrated resilience in the face of fluctuations in the dollar exchange rate. If the upward trend continues, we will see a market more dependent on foreign investment and the diaspora, but also with opportunities for those who manage to adapt. The challenge will be to balance access for locals with attracting foreign capital, ensuring sustainable growth.
