Rising construction material prices do not halt real estate development in Santiago

SANTIAGO– Despite rising construction material prices, Santiago continues its vertical growth. This is evidenced by the dozens of apartment towers and real estate projects under construction throughout the city, as well as the expansion of national and international investments in banking, industry, and commerce.

Landy Colón, president of the Association of Housing Developers and Builders of Cibao (Aprocovici), maintains that Santiago is in a very special moment of development, despite the increase of up to 30 percent in housing due to the rise in materials.

He asserts that the real estate boom currently taking place in the city originates from the efforts of the entity he leads, in devising and supporting the municipal authorities in the creation of the Regulatory Guide for Territorial Planning, which supports the "Vertical Santiago" model.

Gurabo and La Trinitaria are the areas of Santiago where the most infrastructure projects are currently underway. Construction is currently underway on the corporate building for the Popular Savings and Loan Association (APAP), Santiago Center, and towers in La Trinitaria that will reach up to 20 stories.

Project

The Altos de Gurabo residential complex, located north of the city, is one of the complexes under construction, whose first groundbreaking ceremony was recently held.

Its promoters seek to provide a safe lifestyle, in a quality, central environment with high development potential.

The project consists of 256 apartments distributed in 16 four-level buildings, equipped with three bedrooms, two bathrooms, living room, dining room, kitchen, balcony, intercom, laundry area and linen storage.

At the groundbreaking ceremony, Rayner Guzmán Espaillat, general manager of Arquicentro, the firm that conceived and will develop the residential complex, explained that families residing in Altos de Gurabo will have several recreational options, including a 1,381 square meter social area, an outdoor gym, a children's play area, a gazebo for activities, a 150 square meter clubhouse, a BBQ area, a half basketball court, and a swimming pool.

“We have great faith in this project, which will have a view of the mountains and carries the heart of all the people involved,” said Rayner Guzmán Espaillat.

The manager of the construction company also reported that they promote responsible practices in the communities where they work.

Other projects

Sonoma and Bianco are the names of the new apartment towers to be developed by Elite Ingeniería. Located in strategic areas of Santiago, both buildings will feature innovative, attractive, and functional designs. Furthermore, they will adhere to high-quality standards, allowing residents to enjoy a superior lifestyle and adding value to the city.

The presentation of the new real estate proposals, located on Hispanoamericana Avenue and in the Las Damas sector, was led by Pedro Oguis Jiménez, civil engineer and general director of Elite Ingeniería.

“The city of Santiago has grown impressively in recent years. Much of this growth has been in peripheral expansion, so the city is calling for greater development from those who represent the construction sector, and part of our commitment is to meet that demand,” said Pedro Jiménez.

He emphasized that Elite has made a significant contribution to urban development by creating high-density real estate designs and solutions. These buildings, by accommodating a greater percentage of people—thanks to their vertical orientation—respect space, are sustainable and elegant, and become an admirable icon of the city.
