Price, value and perception: the true role of the real estate advisor

In the real estate market, the terms price and value are often used interchangeably, when in reality they represent very different concepts. This confusion, although common, generates unrealistic expectations, unnecessary friction, and sales processes that drag on longer than is reasonable.

The value of a property is closely linked to perception. It includes emotional, historical, and personal factors: family memories, accumulated effort, and the symbolic significance of the place. This value is legitimate and understandable, but it is subjective; it varies depending on who observes it and cannot be measured technically.

Price, on the other hand, is an objective construct. It arises from the analysis of concrete variables: square footage, location, physical condition, supply and demand dynamics, and, above all, from comparable transactions actually completed in the market. Price isn't decided; it's discovered through data.

This is where the role of a good real estate advisor comes in. Their function is not to validate emotions or impose criteria, but to educate, interpret, and guide. A professional advisor understands the emotional value the owner places on the property, but has the ethical responsibility to translate that into a price range that is consistent with the market.

This involves clearly explaining scenarios, showing how different pricing decisions affect the time it takes to sell, the property's visibility, and its ability to compete against similar listings. It's not about opinion or intuition; it's about a strategy based on data.

An institutional advisor doesn't promise what the market can't deliver. They support the owner with data, transparency, and technical expertise, protecting both their interests and the overall health of the market.

When the sector understands this difference and assumes this role, trust is strengthened, sales cycles are shortened, and the real estate profession is dignified.


That's where the advisor stops being a simple intermediary and becomes a true manager of wealth decisions.
