SANTO DOMINGO.- Failing to provide timely responses when clients make inquiries via WhatsApp is one of the frequent mistakes made by many real estate agents, resulting in a disadvantage for their sales.
Miguel Dulcey, a Colombian chat marketing strategist, says that when a real estate agent responds to their client in less than five minutes, the probability of closing a sale reaches 75%, citing a study conducted in the United States.
“Turn your WhatsApp into a lead generation and sales machine,” was the topic addressed yesterday by the expert, during his participation in the “Digital Marketing” course, which is being held virtually until Friday, organized by the company Pixel.do, whose CEO is Miguel Ceballos.
Dulcey stated that the tool's greatest benefit is its simple, fast, and powerful messaging, which connects the agent, captures the client's attention, and builds relationships. "It's not possible to sell real estate via WhatsApp because we can't make a transfer without knowing who we're talking to, but we can schedule appointments to show the property, invite people to events, and build trust," she explained.

According to statistics shared with the large group of attendees at the training session, more than two billion people worldwide are active WhatsApp users, with over one billion active users daily. It is the third most downloaded app in the world, 450 million users use it in their stories, and 65 million messages are sent daily through this channel.
“This tool with valuable content helps build trust, being available to tell clients where we are located, answer questions about banking, the characteristics of the property, clear up any doubts they may have. It is important to create a good image on social media; all of this increases the chances of a successful sale. Posting about personal parties only drives clients away,” the Colombian pointed out.
The expert spoke about two pillars that are achieved through WhatsApp: customer service and lead nurturing. The latter concept consists of frequently sending valuable articles that contribute to the customer's decision in their purchasing process.
