Advantages of buying a new house
– According to Serrano, this type of property will not require immediate changes, as all systems such as hydraulic and electrical will be new.
– From the time of purchase, there is the possibility of customizing the house, tailored to your tastes and needs with regard to materials and finishes.
– Many new condos include amenities such as swimming pools and gyms, so you won't have to worry about installing new ones.
– There is a lower risk of having problems with the property title.
– In many cases, energy supply installations will have to comply with several environmental requirements, so you can spend less on electricity, gas and heating.
Disadvantages of buying a new house
– As the first owner, the financial outlay will be higher.
– Currently, the additional expenses of builders or developers are 1.75% of the sale price.
– The location could be outside of major cities, so travel time needs to be taken into account.
Advantages of buying a used house
– According to Cuesta, the price of this type of property is usually lower than that of new ones.
– Houses that have already been built can have more space for the whole family.
– It is possible to make renovations without any problem, something that is sometimes not possible when the property is new.
– Location is important, as these are buildings that can be located within urban areas and have access to all kinds of services.
Disadvantages of buying a used house
– Remodeling expenses may be incurred due to deterioration of the property.
– The remodeling time could be longer than expected if the damage is extensive.
– Damage may occur that generates unexpected expenses.
– The age of the building must be taken into consideration to see if it will need maintenance in the short, medium or long term.
