AI redefines the real estate business

Artificial intelligence becomes the new backbone of the
real estate
.

SANTO DOMINGO –Artificial intelligence has moved beyond being a technological novelty to become the new engine of efficiency in the real estate market. According to four specialists, the use of AI allows for the standardization of processes, accelerates the sales cycle, drives data-driven decisions, and redefines the customer experience with greater personalization and speed.

For businessman Nelson Perdomo, a specialist in real estate marketing, artificial intelligence should not be seen as a passing trend, but as a silent revolution that is reshaping the way professionals in the sector attract clients, market projects, make decisions and operate as a company.

In an interview with El Inmobiliario, he explained how this technology impacts the market from different angles. First, he highlighted the large-scale personalization that AI allows thanks to its ability to analyze vast amounts of data in just seconds: interests, behaviors, interactions, and searches.

“For a market like the Dominican Republic —highly attractive to national and international investors— this personalization is key to increasing conversion rates and customer loyalty,” he stated.

Perdomo, founder of the Real Estate Marketing University (Umin), added that another relevant advantage is intelligent automation, which allows for the execution of much of the operational work.

According to the Colombian expert, "this frees up invaluable time for agents to focus on what's really important: closing sales and strengthening relationships.".

The businessman, who has seven years of experience in the field, elaborated on the power of investment decisions based on real data. He pointed out that predictive models currently exist that can analyze price trends, expected returns, areas with the highest demand, urban development projections, and tourist flows.

“This makes real estate investment a much more precise, transparent, and reliable process. Investors no longer have to 'gamble'; they can make decisions backed by concrete data,” he noted.

Blockchain and smart pricing: the next frontier

Alejandra Teran, an AI consultant, explained two technologies that, in her opinion, will transform the process of buying and selling properties in the next decade.

First, he addressed the use of blockchain for real estate transactions, an existing technology that is already being tested in other industries.

“In the coming years, we will see a shift from recording purchase and sale transactions to blockchain with fully automated legal documentation, compliance, and title validation. This would reduce closing times by 30-45 days,” he pointed out.

The former Deloitte director then analyzed, secondly, intelligent dynamic pricing systems, AI models that will adjust listing prices in real time based on demand, inventory, seasonal trends and market behavior.

According to Teran, known as "The AI Guru" and backed by her 25 years of experience, this technology would work similarly to the dynamic pricing used by airlines and hotels, maximizing revenue for sellers in the sector.

From traditional agent to advanced digital advisor

Every paradigm shift demands new skills, and the real estate sector is no exception. To delve deeper into this point, we spoke with Jonás Soto Pérez, CEO of CaptaClick and AgenzIA, who pointed out that the various market players will need to become a combination of strategists, communicators, and advanced technology users.

For the Dominican entrepreneur, the first key skill will be mastering AI and automation tools. He clarified that it's not about programming, but about understanding how to use them to attract, qualify, and track leads more efficiently.

“The second is interpreting data, because AI will offer clear metrics on purchase intent, customer behavior, and market trends. The agent who knows how to read this data will have a great competitive advantage,” he explained.

Soto, recognized as one of the most influential young voices in the digital transformation of the sector, highlighted that another fundamental skill will be digital communication and content creation, stating that those who work on their personal brand will lead their territories.

Finally, he added that “they will need to develop a more strategic mindset: less improvisation, more processes, more technology, and more focus on customer experience.”.

Customer experience enters a new dimension

From Ecuador, we consulted Billie Probst, an AI and Ads specialist for real estate, with whom we analyzed the customer experience through the integration of artificial intelligence and augmented reality in the real estate sector.

Probst stated that, by 2035, approximately 75% of property viewings will be conducted using AI-assisted virtual reality.

The expert, founder of the Inmoescala agency, explained that tools like Meta Horizon, using VR glasses, allow real estate projects to be visualized on-site.

“From their home, users can be inside the project, walking through the spaces, enjoying the views from the balcony, opening doors, and changing the lighting as if they were physically there. In this way, AI allows companies to reduce operational complexity without increasing costs,” he explained.

Billie, a civil engineer, emphasized that throughout the automated process — from discovery to final rating — the customer must know that they are interacting with AI-based systems.

“We should always offer the option of speaking with a human when the client requests it. When making the final decision, especially in a market like ours with high property values, the human factor is and will continue to be important at the time of closing,” he stated.
