There are many things a real estate agent should never do in the course of their profession, simple actions that negatively affect their results.
When you don't know what to do, it's much more effective to define what not to do. Every real estate agent should be constantly learning and acquiring new knowledge, staying informed about industry developments. Being proactive, resilient, and assertive will help you find the path to success.
Never forget the basics
Too often, novice real estate agents start working at an agency and think they can "switch off" in the evenings and/or on weekends. This is a complete misconception, because clients are the ones who dictate an agent's schedule, and they won't always be able to visit a house Monday through Friday between 9 a.m. and 6 p.m.; in fact, that's unlikely, because that's probably their work schedule.
On the other hand, we have foreign clients who come to buy homes and who often choose to dedicate their free time to traveling, and are dependent on airline schedules. They might arrive on a Wednesday at four in the afternoon, or on a Saturday at midnight; and flights can be delayed.
In such circumstances, if the real estate agent wants to sell, he will have to go to the airport to pick up his clients, probably find them a place to stay, and of course wait patiently at the airport for them to come out of the arrival gate.
If the agent had plans for Saturday night, and potential buyers arrive at midnight, he'll have to choose between selling and making money or going out to party. Simple, clear, and straightforward.
Being a real estate agent isn't just a job, it's almost a lifestyle!
Because the agent's personal and professional life become one; and if clients arrive on May 1st, Labor Day, then work is the only option. Unless they don't want to sell, in which case it's better to pursue another profession.
In any case, real estate agents who don't want to work weekends and/or holidays shouldn't worry; there will always be another professional who will take advantage of the opportunity and keep their clients.
You have to seize opportunities and sell yourself
The real estate business demands a constant proactive attitude, something mandatory not only for novice agents, but also for the most experienced ones.
Every situation can become an opportunity to acquire or sell a property; you never know and you should always be alert.
Let's remember that the agent's personal and professional life become one, and that even a barbecue with the neighbors can be a good opportunity to get a client.
A family outing might lead to finding a property for sale sign, and right there the agent should note down the phone number to contact the seller.
On the other hand, the real estate agent becomes his own brand, and therefore must "sell himself"; if no one knows what he does professionally, he is missing opportunities.
You are your own brand
The real estate business can become a continuous flow of opportunities, provided the agent is attentive to the opportunities and knows how to market themselves as a professional in the sector.
On the other hand, the agent must follow up on opportunities; because some clients will be ready to buy next week, next month, or even next year.
That is why it is very important to plan your professional activity in the short, medium and long term, applying continuous improvement models and development methods.
