SANTO DOMINGO –Cisneros announced the Tropicalia complex, a real estate development that will begin its first phase with the construction of the Four Seasons Dominican Republic in Playa Esmeralda, Miches, in the northeast of the country, with a projected investment of US$200 million. It is scheduled to open in early 2026 and become a benchmark for luxury and sustainable tourism in the Caribbean.

A press release sent to El Inmobiliario states that through this tourism project, the company materializes and consolidates its commitment to the municipality of Miches, with which it has created a close bond of social, economic and environmental promotion for more than 15 years, framed with the establishment of the Tropicalia Foundation, which has accompanied the human and social development of Miches.

Adriana Cisneros, CEO of Cisneros, stated that Without a doubt, this milestone represents a moment of great joy and pride for all of us at Cisneros and for the community of Miches, with whom we have had the great fortune of collaborating closely for over a decade towards its sustainable development. We will continue to focus all our efforts so that, day by day, the community and the environment continue to serve as examples of development for the country,” she explained.

Tropicalia is owned by Cisneros Real Estate, the development arm of Cisneros, a diversified business group with nearly 100 years of history in media, real estate, consumer products, and social leadership. Cisneros is committed to the long-term ownership of Tropicalia as a legacy project and is dedicated to the success of the new Four Seasons resort and residences, as well as to the socioeconomic sustainability of the community, the region, and the country.

The first phase of Tropicalia will be located in Playa Esmeralda, on the southern coast of Samaná Bay, covering almost a continuous kilometer of beach, and represents an investment of more than 200 million dollars, the press document states.

He adds that one of Tropicalia's strategic partners for this project is the Four Seasons hotel chain, a world leader in luxury hospitality that will be in charge of managing the hotel, residences and its amenities, providing the highest level of luxury hospitality through constant innovation to perfect the experience of guests and owners.

“Four Seasons Dominican Republic at Tropicalia is the result of unwavering dedication and a vision that, once again, demonstrates our unwavering commitment to this region of the Dominican Republic and to making a project of this magnitude a reality. We are confident that it will elevate the level of sustainable luxury tourism in the country, and, consequently, boost the socioeconomic and environmental development of Miches, said William Phelan, president of Tropicalia.

Currently, Four Seasons manages 126 hotels and 53 residential properties in 47 countries, and, with the arrival of the Four Seasons Tropicalia, a new precedent will be set by becoming the first and only Four Seasons in the Dominican Republic, thus strengthening the commitment to investing in the country.

A source of pride for Dominicans

David Collado, Minister of Tourism of the Dominican Republic, said that “For Dominicans, it is a great source of pride to welcome the Four Seasons, owned by the Cisneros family, to Tropicalia; a family that has placed its trust in our country and values the care and effort that this government has put into promoting tourism.”.

He added that “this project, which will feature the highest luxury standards, will further diversify the type of travelers who come to our country and reaffirms Tropicalia's commitment to the sustainable development of tourism in the country, allowing us to continue being a model destination for the world.”

A French company

The construction project in Miches is being carried out by the French company Bouygues, which operates in more than 80 countries and is a leader in sustainable construction. The company has been responsible for building numerous eco-friendly neighborhoods, buildings, and low-carbon structures that meet the world's strictest environmental standards. The project will create approximately 2,000 jobs for the local community.

With a modernist tropical design, created by Brazilian architect Isay Weinfeld, the Four Seasons Dominican Republic at Tropicalia will set a new standard of natural and sustainable elegance for sophisticated travelers from around the world, its promoters emphasize.

The property will include a 95-room resort and 25 private three- and four-bedroom residences, all located just steps from the beach. The resort boasts all the amenities of a luxury hotel, such as a gym and sports facilities, a spa, event spaces, a kids' club, and a diverse culinary offering with numerous food and beverage options.

Tropicalia and its commitment to sustainability

Sustainability is the guiding principle of Cisneros' corporate philosophy and is integrated into a business management model that prioritizes the interests of its stakeholders in decision-making. Proof of this is that the Four Seasons Dominican Republic in Tropicalia is designed and conceived to obtain LEED certification, an international recognition that evaluates sustainable buildings worldwide.

To achieve this, a low-density design has been developed with priority given to open spaces, and passive cooling strategies have been incorporated throughout the property, ensuring energy efficiency and clean, open-air circulation.

Tropicalia's design was conceived with the objective of safeguarding and even enhancing the area's biodiversity through the proper classification and disposal of solid waste, water management and reuse, and the reduction of greenhouse gas emissions. Furthermore, renowned botanists from the country developed a work plan with detailed instructions for restoring the area's native vegetation, transplanting trees of biological interest, and using native species.

The impact on the community

Since its establishment in Miches in 2008, Fundación Tropicalia, a non-profit organization and the social arm of the Tropicalia project, has implemented programs focused on environmental awareness, educational improvement, economic diversification, and sociocultural development. It also manages strategic initiatives and partnerships that facilitate growth opportunities for local residents and contribute to the development of this emerging tourist destination in the Dominican Republic.
