This is how the price per square meter of housing has risen in Greater Santo Domingo, according to the ONE

SANTO DOMINGO.-The semiannual report of the National Statistics Office (ONE), through its indicator, Registry of Building Supply (ROE), corresponding to the first half of this year 2023, shows the increases experienced by the price per square meter of housing in Greater Santo Domingo.

The document specifies that the average price per square meter of houses and apartments in the Metropolitan Region, Santo Domingo and the National District, increased for the first half of 2023, with figures ranging from 3.9% to 74%.

The municipalities where the greatest increases in prices per square meter of saleable units are revealed are Santo Domingo Norte (74%), Los Alcarrizos (65%) and Santo Domingo Este (40%).

According to the publication, the geographical location where the cost increased the least was in Pedro Brand (3.9%) and in the National District (7.7%).

When calculating the price list by municipality, Pedro Brand is the most economical area to acquire a property, when comparing the report with the same one corresponding to the year 2022. 

The price per square meter in Pedro Brand was recorded at 38,672.9 pesos as of June of this year. This represents an increase of approximately 1,487.3 pesos, according to ONE statistics.

In second place is Santo Domingo Oeste, with the square footage at 54,017 pesos, followed by Los Alcarrizos with the square footage at 54,547.9 pesos.

In Santo Domingo Norte the average price of housing per square meter is 60,408.8 pesos and in Santo Domingo Este the price per square meter of houses and apartments was recorded at 61,240.6 pesos as of June of this year.

The National District, the country's capital, remains the most expensive area to live in due to its urban and commercial development. The price per square meter rose to 112,836.1 pesos in the first half of this year, compared to 104,762.3 pesos in June 2022.

The characteristics of the buildings in this area include apartment towers of more than ten levels with an average individual area per apartment of 162 square meters.

According to the ONE survey, 30% of the housing units in the metropolitan region that were sold, reserved, or otherwise deserved cost between 3 million and 5 million pesos in the first half of 2023. These represent 23.9% of the total square meters of saleable construction area.

Affordable housing, priced at less than 3 million pesos, represented 23.7%, for 19,365 units sold during the analysis period.

Properties priced between eight and 15 million pesos accounted for 19.2% of the most sought-after housing properties from January to June of this year, according to the ONE.

"In almost all situations in the market for saleable area, an increase was recorded in relation to what was observed in the ROE 2022-1, with works in future offer registering the greatest increase with an increase of 770.6%," the report emphasizes. 

There was also a "considerable" increase of 110.8% in the area sold, separated, or reserved. Likewise, the value of saleable area increased.

Depending on the stage of the work, the category that showed the greatest variation was structures under construction, with an increase of 64.6%. Only completed projects saw a decrease, representing approximately 78%.
