SANTO DOMINGO.- Along with the innovation of constructions and the increasing incorporation of amenities and services for the comfort and convenience of their owners, the maintenance fee has also been assigned in the residential complexes of Santo Domingo.
Everything indicates that in modern buildings, managed by companies with high quality standards, the maintenance fee is determined according to the square meters, assigning a range for the different categories of properties: lower middle class $30/m2; middle class $50/m2 and upper middle class $105/m2, according to data provided by a builder.
In traditional buildings, where management is typically handled by one of the residents, a summary of expenses is usually prepared, and the monthly fee is set based on the total. This model usually includes two additional fees that the owners must pay in the middle and at the end of the year.
We consulted, via WhatsApp, residents of various sectors of Greater Santo Domingo and Cap Cana, to inform readers about the cost of maintenance in their area, whose prices, in most cases, do not conform to the method calculated based on square meters.
In Piantini, a well-maintained, classic tower measuring 320 meters, with elevators, houses fourteen families, and spans seven levels. Each owner pays 20,400 pesos, which includes security, concierge, elevator maintenance, heating oil, electricity for common areas, garbage collection, water, and gas. There are no social areas, but there is a common area for drivers.
Villa Marina at kilometer nine of the Duarte Highway, gated community with 16 houses, 27 years old, with green areas, two thousand pesos.
In Alma Rosa, Santo Domingo East, a 27-unit tower with 170 meters, three bedrooms, three years of construction, swimming pool, social area, children's recreation area, elevators costs RD$10,200 for maintenance.
In Ensanche Paraiso, a 20-year-old tower with 365 square meters, a children's area, space for drivers, a concierge, security, and an elevator costs 15,000 pesos.
In the Respaldo Los Tres Ojos sector in Santo Domingo Este, an eight-apartment building without amenities costs 2,500 pesos.
In Naco, a modern tower with 24 units, 275 square meters, built two years ago, with a pool, garden, patio, multipurpose room, elevators, security, concierge, generator, and common gas, costs $17,500. Similarly, here, a two-bedroom apartment, built six years ago, with unmetered gas, security, an open terrace, elevator, water, and concierge, costs $9,200. This latter apartment does not pay any special assessment
In Los Cacicazgos, a 60-apartment tower, eleven years old, with gas, water, security, and a concierge, costs 7,500 pesos. However, two towers with the same characteristics have a combined monthly fee of 9,000 pesos. In the same area, a 20-apartment tower, seven years old, with standard services and a multipurpose room, costs 10,000 pesos, while another seven-story tower, two years old, costs 8,500 pesos.
In the Ensanche Serrallés, a 210 square meter apartment, 20 years old, with gas, full plant, water, garbage and concierge service costs $13,500 per installment.
In Jardines del Sur, a six-month-old apartment with 190 square meters, one of eight apartments, pays a maintenance fee of five thousand pesos. In the same building, an eleven-year-old apartment with 135 square meters and three bedrooms pays four thousand pesos. This includes gas, security, and a concierge.
In Mirador Norte, a thirteen-year-old building with 207 square meters, without social areas, pays 10,000 pesos.
In Jacobo Majluta, a project of single-family homes of 90 m2, built three years ago, with ample areas such as a soccer and basketball court, swimming pool, two gazebos, large gardens, security, garbage collection, is $2,400.
In Ciudad Real 2, an eight-apartment building with security, water, and garbage collection costs $1,800.
In Bella Vista, an apartment from 2015, in two six-story towers, with water, gas, elevators, garden, administration, concierge and security costs $7,000 pesos.
In Santo Domingo Oeste, a tower with 28 apartments, around 8 years old, with security, water, gym, green areas, and common electricity, costs $1,600.
In Arroyo Hondo Viejo, a classic, the monthly fee is three thousand pesos. In the same area, a 16-unit apartment building, twelve years old, with a full power generator, security, concierge, and traditional gas, but no elevator, has a monthly fee of $4,600. Right here, a tower with a social area and pool, where the apartment is 265 square meters, costs $16,000; this includes gas, security, water, administration, concierge, and common area electricity.
In Urbanización Real, a six-year-old building with metered gas, a gym, a terrace, security, and a concierge, pays $8,000 pesos.
In Gazcue, rent in a building is $5,500, although we don't have any further details.
In El Millón, a 152 m2 apartment, built five years ago with a covered and uncovered terrace, gym and children's area and all common services, pays $8,000 in maintenance.
In La Esperilla, a classic condominium with 120 families, built nearly 40 years ago, the rent is $5,500.
In Evaristo Morales, an apartment of 210 square meters, around 20 years old, with elevators, security, concierge, common gas without meters and other common services, pays 10 thousand pesos.
Cap Cana
In Bulevar Towers, a 68-apartment building currently under construction, the approximate maintenance cost will be US$2.65 per square meter and includes insurance and APROCAC (Cap Cana Owners Association), whose purpose is to maintain all general services such as access roads, security, and cleaning.

That fee has been assigned by a company that operates to the highest international standards, which will be in charge of operating the facility, which includes a gym, a social area for events, a swimming pool for children, adults and another for swimming, a large jacuzzi and a pool bar.
In Caracoli, a sector made up of nine blocks, each with between ten and thirteen buildings of twelve units each, two rooms and 70 m2, without social areas, pays US$60 and includes water, gas, garbage, and concierge service.
