SANTO DOMINGO – The fees recently assigned and increased by the Ministry of Housing, Habitat and Buildings (MIVHED) are categorized by individual and/or multi-level residential projects, commercial and mixed-use developments, tourist complexes, or multi-block housing developments. Fees also vary depending on whether the inspection is carried out on a weekday or Saturday, with the price doubling if the inspection is performed on a Saturday.
The fee schedule, which came into effect on May 15 of this year, details that a commercial or tourist project with a floor area greater than 1,500 square meters must pay RD$45,000 for the final inspection if it is carried out on a regular day, and RD$90,000 if it is done on a Saturday.
According to the classification prepared by the Directorate of Inspection of Private Works of the Ministry of Housing and Urban Development (MIVHED), sent via a statement to Dominican construction companies, the classification includes:
Individual projects up to 2 levels: RD$5,500 for regular visits and RD$11,000 on Saturdays, for both vertical and horizontal elements.
Similarly, individual and/or residential projects with more than two levels are subject to the following rates. For floor areas up to 500 m², the price is RD$5,500 per visit for vertical elements; from 500 to 1,500 m², the price is RD$8,500, and the final inspection costs RD$14,000. For floors larger than 1,500 m², the applicable rate is RD$14,000, and the final inspection costs RD$19,000. These same rates apply to urbanization projects or buildings with more than one block.
For tourism projects or projects in tourist areas, for levels up to 500 m2 the fee is RD$17,000 and the final inspection is RD$28,000; for 500-1,500 m2 it is RD$22,500 while the final inspection is RD$34,000.
For commercial and/or mixed projects of no more than four levels, the fees range from RD$11,000 to RD$22,500 per visit, while the final inspection ranges from RD$34,000 to RD$45,000.
For commercial and/or mixed-use buildings of four stories or more and/or more than one building, the assigned fee ranges from RD$17,000 to RD$45,000, and the final inspection ranges from RD$56,000 to RD$90,000.
The new fee schedule from the Ministry of Housing and Urban Development (MIVHED) specifies that each visit has a maximum waiting time of 30 minutes. If the element to be inspected is not complete within that time, the visit will be rescheduled, and a new inspection fee will be charged.
On Saturdays, when the rate is doubled, the hours are from 8:00 am to 12:00 pm
