SANTO DOMINGO EAST –The Prados de la Caña neighborhood will have more than 1,500 housing units through the National Happy Family Housing Plan (PNVFF), which the government is implementing in various communities. Ninety-six of these homes will be available in the first phase.
The information was provided by Lino José Canaán, the person in charge of oversight and planning for the Happy Family National Housing Plan, during the presentation of the Trapiche Residential project, located in the aforementioned sector.
The meeting, held yesterday, Sunday, was attended by around 400 people, who, through an invitation, were able to tour what could be their new home.
The community members who attended the tour are those who are in a more advanced part of the selection process, have already been pre-selected, or are on the eligibility or waiting list.
It was explained that although not everyone can opt for these apartments, they remain available for the next stage of the project, since they have seen what the homes will be like.
The apartments are 47 square meters in size and have three bedrooms, a bathroom, a living room, a dining room, and a kitchen.
One of the main advantages of the project, according to the Vice Ministry of Investment Projects of the Ministry of the Presidency, is that the area has been urbanized, so that the access, both the main road, and the issue of drinking water and electricity, are worked out; therefore, the area is totally habitable.
Familia Feliz carries out these types of activities in order to connect applicants with the projects, so that people can see the apartments, spaces and establishments that the sector has and decide if that is where they want to live.
The Vice Ministry of Investment Projects, headed by Camel Curi, is planning the construction of eleven thousand homes through Familia Feliz in its first phase.
This national plan will impact the lives of Dominicans in various ways, since in addition to improving their quality of life through decent housing, they will also become formal economic entities within the national financial system.
About the plan
The National Housing and Family Plan (PNVFF) is a program to provide access to decent and affordable housing for Dominican families from socioeconomic segments facing significant barriers to homeownership. It aims to support low- and middle-income families in the Dominican Republic in purchasing their first home, ensuring they have access to housing solutions with essential services, commercial areas, recreational facilities, and other amenities.
The Dominican State, through the National Housing Fund, provides selected citizens with resources that will allow access to housing through a subsidy for the initial payment (Family Initial Bonus Subsidy) as well as a subsidy for the monthly payments of the mortgage loan installment (Rate Bonus Subsidy).
This plan is developed through a Public-Private Partnership (PPP) process; the constructions are carried out by private sector housing developers and the mortgage loan for the homes is provided by financial intermediation entities in accordance with the definition in the previous chapter.
The National Happy Family Housing Plan (PNVFF) aims to facilitate access to housing for families with monthly incomes up to RD$65,000 and who can count on programmed savings of at least 2.5% and up to 10% of the value of a Social Housing (VS).
The projects under the PNVFF (National Housing and Family Facility Program) are developed under a trust scheme, in accordance with Law Number 189-11, to obtain PNVFF subsidies and/or the benefits of the First Home Bonus compensation. The projects must comply with all regulations and permits of the competent authorities in the Dominican Republic.
