Some time ago, while talking with colleagues in the Dominican real estate sector, a story came up that's more common than we realize.
When they started in business, their idea was to sell to everyone. They sold land, affordable apartments, luxury projects, commercial spaces, farms, rentals… in Santo Domingo, Punta Cana, Santiago, the East, and the North.
The logic was simple: “The more I offer, the more clients I'll have.” At first, it seemed to work. They received many calls, many visits, many curious onlookers. But over time, something started to go wrong.
Clients weren't closing deals… And those who did close didn't return or refer anyone.
Why?
Because they weren't really experts in anything. Investment clients felt they didn't understand the numbers. First-time homebuyers felt insecure about the process. Luxury clients didn't find the level of guidance they expected. And foreign investors didn't feel confident or like they lacked local expertise.
One day they decided to make a profound change. One of them, who had spent years working on middle-class residential projects with financing, proposed something radical: specialization.
They stopped offering "a little bit of everything" and focused solely on off-plan and under-construction projects, primary residences targeting Dominican families, tourist properties, or buyers with financing.
They learned the product inside and out. They mastered trusts, banks, bonds, and the real objections of potential clients. They reduced their portfolio but raised their level of knowledge and service.
At first, some thought they were limiting themselves. But something interesting happened. They began to attract the right clients. People no longer called them "to see what they had." They called them because they were "the ones who know about those kinds of projects."
They recommended them. They came back. They trusted them. And that's when they understood a great lesson of the current real estate business: Many advisors want to be everything to everyone and end up being just another face in the crowd.
The Dominican real estate market is increasingly competitive. More projects, more brokers, more noise. And in a market like this, it's not the one who offers the most who wins, but the one who positions themselves best.
Your success doesn't depend on how many properties you show, but on how many clients trust you as their go-to advisor.
That only happens when you focus on a niche, deeply understand your client, and become a specialist, not an improviser.
Don't try to compete with everyone. Find your specialty. Clearly define who you can best help. And become the go-to expert for that group.
In real estate, as in life, he who grasps at too much, accomplishes little…but he who specializes transcends.
