Short-term rental model in Santiago. First-class buildings so you can experience the warmth of the Cibao region

Preparations are underway for the peak season, which begins next month and ends in late January. Around 14 projects have spaces ready to offer the service.

SANTO DOMINGO– The short-term rental model has been in place in Santiago for 12 years, where it has arrived to stay, and on whose platform the heart of the country is “leading the way.” Created in 2008, this concept joined the options of the digital world and the business alternatives of the real estate industry.

Last week, the Rialto tower, the fifth building constructed exclusively for the Airbnb concept, opened here in the prestigious La Esmeralda neighborhood. “It’s an aparthotel-style building in a prime location, with one- and two-bedroom apartments ranging from 72 to 114 square meters,” explains Isely Almánzar, regional director of the Association of Real Estate Agents and Companies (AEI).

The luxurious building features a swimming pool, gym, and a rooftop social area. Nightly rates for a single room range from US$80 to US$130, and two rooms go up to US$155. These rates include water, coffee, and all the usual amenities of a first-class hotel.

This business concept, started by two young entrepreneurs in San Francisco, USA, is currently booming in the Cibao region. More than 450 rooms are currently available for this purpose. Niu Group, a company founded by Almánzar and Marcelo Rodríguez, is a pioneer in Santiago and manages 50% of the properties designated for this use.

The representative of KW Norte also highlights the strength of the system in the city of the 30 knights. “Here, we are the majority in each building, which guarantees greater organization. We offer the same price, the same service, and consistent decor in each apartment. There are only three of us administrators, which allows for consensus to flow and enables us to offer higher quality.”.

Preparations are underway for the peak season, which begins next month and runs until the end of January. Around 14 projects with spaces equipped to offer the service are planned, with a projected return on investment of 6 to 10% annually. Occupancy is expected to reach up to 75%. The season resumes in March and continues until September.
