Owning your own business premises is undoubtedly an excellent form of investment; however, before starting the process of buying a property, I recommend that you take into account some considerations to avoid losing money or encountering unpleasant surprises once the sale has been completed.
Keep in mind that owning a business requires not only a monetary investment, but also time and energy, so it's good to consider every detail before the transaction, not to mention that you must have a good dose of coherence and planning, but above all, courage.
Today, there is a wide range of commercial properties for sale in the Dominican Republic, but not all of them boast the best location or offer the same conditions. Therefore, if you are considering buying a commercial property in the city, below I explain the main questions you should ask yourself and the details you should keep in mind to avoid unnecessary misunderstandings.
- What use do I want to give to the space?
Remember that, depending on the type of business you have, you need to consider the characteristics of the premises: the type of space required for a restaurant is not the same as for a clothing store or a consulting firm. My recommendation is that you sit down and carefully reflect on your business needs and investigate whether there are any regulations or standards that your office must comply with to carry out your commercial activity.
- Do I really need a very large or very small space?
The size of the premises is a crucial and priority factor, especially since it must be comfortable and spacious enough to accommodate all your equipment. Remember, the goal is for you to work comfortably and for your customers to have a pleasant experience when they visit. And consider whether you have short- or long-term expansion plans.
- Which area or sector of the city should I locate my business in?
Santo Domingo has several locations that are quite suitable for the business sector; however, remember that the choice depends on factors such as: ease of access, availability of transportation, surrounding commercial activity, and above all, the security you can provide to both your employees and your customers.
- How many renovations or adjustments are you willing to make?
Before buying a commercial property, I recommend considering whether the facilities can be adapted to your taste and style. My experience tells me that in most cases, buyers want to personalize it and add a personal or corporate touch, so it's important to know if the property lends itself to renovations, installing machinery, adding a bathroom, or installing a smoke vent, among other things.
- Should I conduct any competitive assessment in the area?
I always recommend that my clients ask themselves: Are there competitors with the same type of business in the area? This is very important because it gives you an indication of how competitive you need to be with your business strategy and whether or not it's beneficial to be located near them. Learn about them, find out who they are, how they operate, and how they promote their products or services. This is a key factor both in choosing the location for your business and in planning your strategy.
Finally, remember that when investing in the real estate sector you must answer these questions with complete honesty, as they are fundamental before buying a premises or an office; with this you will avoid unpleasant surprises in the future.
