SANTO DOMINGO- The real estate market of 2025 is shaping up to be a scenario of constant innovation and transformation, where real estate agents will have to adapt to new technological dynamics and the increasingly demanding expectations of buyers.

In an interview with El Inmobiliario, Pedro Guzmán, a sales team trainer and speaker specializing in business strategies, shared his vision on how professionals in the sector can remain competitive in a rapidly evolving environment.

The new mindset of buyers

According to Guzmán, one of the most significant changes that will dominate the real estate market in 2025 will be the evolution of buyer behavior. Artificial intelligence and emerging technologies allow consumers to make informed decisions without relying on a traditional advisor, unless that advisor provides real value during the buying process.

"Real estate agents who fail to offer strategic solutions or support beyond the simple transaction will lose ground to buyers who already use technology to make decisions," Guzmán explained.

In this context, the expert emphasizes the need for a shift in the mindset of real estate agents. "Being a real estate entrepreneur doesn't necessarily mean opening an agency, but rather taking responsibility for raising the level of service. This involves hiring support staff, investing in digital tools, and allocating resources to advertising to scale the business," Guzmán stressed.

Technology: the key to standing out

Digital tools will be essential for real estate agents to differentiate themselves in the competitive market of 2025. Guzmán emphasized that, currently, there are various free platforms and tools that agents can use to optimize their performance.

"The key is to start integrating these tools gradually. Once you begin to see results, you can invest in more advanced versions to grow your business," the expert recommended.

The importance of active listening and effective follow-up

Pedro Guzmán also emphasized that one of the most valuable skills for real estate agents in 2025 will be active listening. “Clients buy for their own reasons, not ours. A good advisor must ask intelligent questions, listen attentively, and uncover the client’s true needs and motivations. This is the key to closing sales effectively,” Guzmán explained.

Furthermore, he suggested incorporating quality follow-up techniques to measure customers' true intent. "Sometimes, advisors get caught in an endless cycle of follow-ups without achieving results. Including a third party to make these calls offers objectivity and allows you to understand the customer's true purchase intent," he added.

Digital marketing: a necessity, not an option

Digital marketing and social media, far from being a mere trend, are essential tools for real estate agents in 2025. Guzmán emphasized the importance of adapting marketing strategies to digital media, since today's buyers spend a significant portion of their time on online platforms. "It's vital to adopt these tools to reach a wider audience and generate results in a shorter time," he asserted.

Customer management and loyalty: keys to success

Regarding customer management, Guzmán recommends implementing a sales system like the ADF System, designed to attract, develop, and retain prospects. He also highlighted the effectiveness of email marketing, an often underestimated tool that remains one of the most powerful for maintaining contact and strengthening long-term relationships.

The importance of investment and delegation

According to Guzmán, one of the biggest mistakes real estate agents make is not investing enough in digital tools and advertising. "The desire to do everything themselves, without delegating tasks or seeking external support, is another common error. Agents should think like entrepreneurs, looking for ways to finance their projects and capitalizing on opportunities in their environment," he advised.

A challenging but opportunity-filled 2025

Pedro Guzmán described 2025 as a year of profound changes. "Only real estate agents who adapt to technological advancements, leverage social media to their advantage, and offer value-added services to their clients will be the ones who stand out in the market," he concluded.

The future of the real estate sector will depend on the ability of agents to adapt, evolve and take advantage of the opportunities offered by digitalization.
