DGII adjusts the amount of Low-Cost Housing and Real Estate Assets for inflation

SANTO DOMINGO.-The General Directorate of Internal Taxes (DGII) published yesterday, Tuesday, January 14, the adjustments for the 2024 fiscal year closing and others for the 2025 fiscal year, showing the exemption limits and rates that will govern the collection of taxes for this year, including those for low-cost housing.

Through resolution DDG-AR1-2025-00001, the tax collection agency establishes that the maximum value for the qualification of Low Cost Housing and the value exempt from the transfer tax for the homes of the Ciudad Juan Bosch Project, acquired with mortgage loans, went from RD$5,025,380.75 to RD$5,193,655.47, which represents an increase of RD$168,274.72.

The DGII explains that the measure is in compliance with Law No. 189-11 on the Development of the Mortgage Market and Trusts in the Dominican Republic, dated July 16, 2011. Taxpayers are informed that the maximum amount of the sale price of homes developed by low-cost housing trusts, so that purchasers can opt for the bonus, and the value exempt from the transfer tax, including homes in the Ciudad Juan Bosch Project, acquired with mortgage loans, will be in effect for this year 2025.

Similarly, the exempt amount for properties intended for housing and undeveloped urban lots belonging to individuals increases from RD$9,860,649.00 to RD$10,190,833, reflecting an increase of RD$330,184.

"To comply with the provisions of Article 14, paragraph I of Law 253-12 on
Strengthening the State's Collection Capacity for Fiscal Sustainability and
Sustainable Development, dated November 13, 2012, taxpayers are informed that
the exempt amount of real estate assets belonging to individuals that will govern for the
year 2025 is as follows: Adjusted amount 10,190,833," the document states.

Through last year's resolution, the adjusted price for low-cost housing went to 5,025,380.75 pesos, while in 2023 it increased to 4,852,211.2 pesos, also assumed by the DGII, with the same argument of inflation.

In the case of Real Estate Assets, the adjusted amount last year rose to RD$ 9,860,649.00 and in 2023 to RD$ 9,520,861.00, representing an increase of 3.56%.

The tax authority reports in said resolution that the Inflation Adjustment Multiplier for the fiscal year ending December 31, 2024 will be 1.0335 and the exchange rates for the treatment of exchange differences will be RD$/US$ 60.8924 and RD$/EUR 63.4712.
