SANTO DOMINGO.- The price per square meter of land in the National District has experienced significant increases in the last five years, even doubling its value in some sectors, according to the latest update released by the General Directorate of the National Cadastre (DGCN).
According to resolution number 010-2022, which updated the price index per square meter for land in the Dominican Republic, in sectors such as El Millón and Mirador Norte the value doubled, going from 15,000 and 20,000 in 2017, to 30,000 and 40,000, respectively, according to the survey conducted by the agency last year.
Cadastral values are renewed in the country every 5 years in urban areas and every 10 years in rural areas, according to Law 150-14 of 2014, which gives the DGCN the exclusive task of carrying out the study, establishing that said value will be less than the market value.
In the Ensanche Naco neighborhood in 2017, the price per square meter was 30,000 pesos, rising to 40,000 pesos by 2022.
In Piantini, the DGCN (National Cadastre Directorate) recorded an average price of 35,000 pesos per square meter in 2017, rising to 50,000 pesos in five years. According to the National Cadastre document, along John F. Kennedy Avenue, from Winston Churchill Avenue to Lope de Vega Avenue, the price reaches 40,000 pesos per square meter; the most expensive section being the one along Winston Churchill Avenue, from 27 de Febrero Avenue to John F. Kennedy Avenue, reaching 60,000 pesos per square meter.
In the million where the average doubled, the section along Avenida Núñez de Cáceres, from 27 de Febrero to Gustavo Mejía Ricart, rose even more: to 40,000 pesos per square meter.
In La Julia, the price per square meter of land went from 30,000 in 2017 to 40,000 in five years; in the case of the section of Avenida Abraham Lincoln, from José Contreras to 27 de Febrero, the value reaches 50,000 pesos.
The same thing happened with Esperilla, which went from 30,000 to 40,000; in the case of Simón Bolívar Avenue, from Abraham Lincoln to Máximo Gómez, the price per square meter rose by 50,000.
The value per square meter in Gascue increased from 20,000 in 2017 to 30,000 in 2022, with some specifics: Bolívar Avenue, from 30 de Marzo Street to Máximo Gómez Avenue, RD$35,000.00; George Washington Avenue, from Presidente Vicini Burgos Street to Máximo Gómez Avenue, RD$50,000.00; Máximo Gómez Avenue, from George Washington Street to México Street, RD$40,000.00; and Independencia Avenue, from Máximo Gómez Street to Mariano Cestero Street, RD$35,000.00.
In the case of the Colonial City, the value per square meter also increased from 20,000 to 30,000 pesos between 2017 and 2022. However, there are sections such as El Conde Street, from Palo Hincado to Isabel La Católica, where the price per square meter reached 40,000 pesos.
In the Bella Vista sector, the DGCN's 2017 update set the price per square meter at 30,000 pesos, rising to 40,000 pesos in last year's survey. Along Avenida Anacaona, from Pedro A. Bobea to Núñez de Cáceres, prices are recorded at 60,000 pesos per square meter; on Núñez de Cáceres, from Defilló to Winston Churchill, the price per square meter is around 50,000 pesos.
In Los Cacicazgos, according to the 2017 update of the DGCN, the price per square meter was 30,000 pesos, rising to 40,000 in 2022. In some sections it rises to 45,000 and in others such as Avenida Anacaona, from Presidente Antonio Guzmán (Privada) to Luperón the value rises to 60,000.
In the Ensanche Quisqueya neighborhood, the price per square meter of land in 2017 was around 15,000 pesos, increasing to 25,000 pesos in 2022. In sections like Gustavo Mejía Ricart, from Doctor Fernando A. Defilló to Winston Churchill, it rises to RD$35,000.00.
