For many years it has been thought that the real estate business consists of building, selling apartments, villas or developing plots of land.
However, after so many years in this profession, I have come to a different conclusion: our true product is not square meters; it is the trust we build throughout the entire process.
The client can find a project online, compare prices, review plans, or even take virtual tours.
What you will hardly find on your own is the judgment, experience, and support that will allow you to make the right decision.
That's why I've always distinguished between two services that, when they work in harmony, create an extraordinary experience for the buyer.
The first is the service offered by the real estate developer or promoter. Their responsibility is to conceive a sound project, select a suitable location, design functional spaces, use quality materials, meet construction deadlines, and deliver a property that lives up to expectations. In other words, they transform an idea into an asset for the family.
The second service is offered by the real estate advisor. Our role goes far beyond simply showing a property. We listen, analyze needs, identify risks, explain advantages and limitations, provide guidance on financing, support you throughout the negotiation process, and remain by your side even after the contract is signed.
While the developer builds properties, the real estate advisor builds trust.
When both parties understand their roles and work toward the same goal, the client receives much more than just a property. They receive an experience based on four fundamental pillars:
Experience. Years of accumulated knowledge allow us to anticipate situations, answer concerns, and avoid costly mistakes.
Analysis
Each client has different needs, budgets, and family or investment goals. There are no one-size-fits-all solutions.
Context
It's not enough to simply explain a project. You also have to help the client understand the market, the environment, the expected return on investment, the future infrastructure, and the opportunities surrounding their investment.
Accompaniment
Buying a property can be one of the most important financial decisions a family makes. No one should go through that process feeling alone.
When the customer perceives these elements, something much more valuable than a sale is born: a long-term relationship is born.
I've seen clients return years later to buy a second property, recommend us to their families, or simply place their trust in us again. They don't come back just because the property was good; they come back because they remember how they were treated.
The real estate or development companies that will make a difference in the coming years will not necessarily be those that build or sell the tallest buildings or those that invest the most in advertising.
They will be the ones capable of designing memorable experiences for their customers from the first contact until long after the keys are handed over.
In a market where there are more and more projects and more options, the real competitive advantage will no longer be solely the product.
It will be the quality of service. Because in the end, people forget the price they paid, but they never forget the trust they felt during the process. And that trust is the most valuable asset a developer and a real estate advisor can build together.
