Juan Pablo Monsanto is the founder, general manager, and CEO of Murcia Group, a company specializing in the structuring, marketing, and administration of real estate projects, trusts, and capital raising in the Dominican Republic. How did you get started in the real estate sector?

My career in the real estate sector began approximately seven years ago. My first steps were linked to the residential and project world, especially in the area of ​​supervision, a stage that allowed me to become closely acquainted with the operational and technical structure behind each development.

How has your business vision changed?

My view of the business has evolved profoundly. The real estate market is dynamic; it's constantly changing and demands strategic adaptation, business acumen, and a continuous ability to reinvent itself.

What distinguishes a good broker today?

A good broker is distinguished by much more than their trading skills. They are defined by their transparency, ethics, professional expertise, responsibility, and respect for every process.

How do you evaluate a real estate investment?

Every real estate investment should be analyzed from a holistic perspective. We evaluate key factors such as projected profitability, appreciation potential, the area's urban development, construction quality, the developer's reputation, and the project's long-term commercial sustainability. We also consider location, connectivity, access to services, and market demand. Ultimately, a good real estate investment should not only be attractive now; it should project value, security, and growth into the future.

What advice would you give to new brokers?

My main advice would be to make education, ethics, and discipline your fundamental pillars. This is a market that demands constant preparation, specialization, emotional intelligence, and a genuine vocation for service. More than just selling properties, you must become solution managers and trusted advisors. Success in this sector doesn't come solely from closing deals, but from building reputation, credibility, and a legacy.
