SANTO DOMINGO– “Resilience” is the word that best describes the past year in the real estate sector, highlighting the growth capacity of a niche market, even in the face of the various challenges of a developing market. Or at least that's how Mélido Marte, regional director of RE/MAX Dominican Republic, describes it. In an analysis of real estate performance in 2024, he highlighted the progress made, the barriers that still remain, and the key strategies for the near future.
The regional director considered that during the aforementioned period, various areas advanced, with the construction of urban and tourist apartments being one of the key drivers for real estate development in the country.
Likewise, the arrival of foreign investors continued as a growing trend, reflecting confidence in the Dominican market, Marte said, who also applauded the improvement of strategic infrastructure, such as roads and airports, as having a positive impact on connectivity, facilitating access to new development areas.
“Another highlight was the focus on sustainability. Real estate projects began to incorporate eco-friendly and energy-efficient practices, aligning themselves with global trends in building more environmentally responsible spaces,” he said.
Despite the achievements, Marte identified several challenges that continue to affect the sector's growth. Among them, he highlighted the informality of the real estate market, which remains a significant obstacle to ensuring transparency and security in transactions.
In addition, he mentioned the difficulty in accessing mortgage loans as a critical concern, which he described as limiting the opportunities for many Dominican families to fulfill their dream of owning a home.
"It is essential that we work on solutions that facilitate access to mortgage credit, as this barrier remains a significant challenge for many people who want to own a property," Marte said.
At the RE/MAX Dominican Republic level, Mélido called 2024 "a year of great success," including the expansion of its agent network to more than 550 professionals, as well as the adoption of advanced technologies, such as artificial intelligence, which has allowed for the optimization of internal processes and improved customer experience, explains the veteran.
“What I value most about 2024 is that we continue to build relationships based on trust and empathy, which has allowed us to be strategic allies of our clients and colleagues. Through this philosophy, we have strengthened our position as a key player in the real estate sector,” Marte noted.

Looking to the future, RE/MAX has a clear vision for 2025. The company plans to continue driving innovation and sustainability, expanding its presence in key areas of the country. Furthermore, it will continue focusing on the ongoing training of its team of agents to ensure they are prepared for the demands of a constantly evolving real estate market.
According to Marte, one of the priority issues for the coming year for the real estate company will be access to mortgage credit, an area in which RE/MAX is committed to continue working to promote a more inclusive system that allows a greater number of Dominicans to fulfill their dream of owning their own home.
