Punta Cana is where, so far, most of the New Year's sales are taking place
SANTO DOMINGO– The real estate market in the Dominican Republic got off to a strong start in 2022, in line with projections that it will be a favorable year for the sector. In just ten days, nine companies have registered nearly 200 property closings in various parts of the country. Punta Cana accounts for the majority of these transactions.
To see how sales in the sector, which was constantly booming last year, have started, El inmobiliario consulted several agencies. Nine of them reported having placed a total of 189 properties on the market, mostly homes. This is an exercise that this publication intends to carry out regularly to monitor and highlight the evolution of the national real estate market.
“So far we have placed five in projects in Punta Cana and two resales,” reported one of the agencies.
“So far, six deals have been finalized at the office. Many agents are still on vacation, and others are out sick with COVID-19,” said one of the companies. Their sales offices are located on Jacobo Majluta Avenue, Evaristo Morales, Villa Mella, and Parque Mirador Norte.
“We have had eighty-six closures so far,” replied one of the leading companies, which maintains that its sales have not stopped since the beginning of the year.
It mentions the sectors Evaristo Morales, La Esperilla, Punta Cana, Santiago, Jarabacoa, Gazcue, Cap Cana, Las Terrenas, Piantini, Jacobo Majluta, San Isidro, among others.
“In our case, we have three resellers on Avenida Monumental, Jacobo Majluta, and Naco,” a team leader stated.
“We have four completed sales, two resales, and two in development in Santo Domingo and Punta Cana. In addition, we have two more in process for this week and two rentals,” was the response sent via WhatsApp by one of the companies.
“We have recorded 63 closures in the first ten days of this year,” said one of the country’s leading companies.
“We’re up to 12 so far,” replied one of the executives from one of the companies.
In La Romana, Punta Cana, La Vega, Higuey and Boca Chica, one of the companies that reported has carried out its first eight closures of this year.
"We have three sales in Tepuy Conaima and one in Las Olas, Juan Dolio; and six sales in Punta Cana in Allegra Park, Atalia Green City and Blue Marlin III," reported a company located in the eastern tourist area.
Omens of a good year
Following the excellent figures recorded last year in property sales, real estate companies project that the Dominican Republic will have a favorable year in which real estate development will maintain its positive figures and the expansion of its projects will continue.
In some Latin American countries, the forecasts coincide. Ari Milsztejn, CEO of G70 Desarrollos, an Argentine company, is confident that 2022 will be “a little clearer, allowing us to project at least for the entire year; construction will continue because it remains the only long-term safe haven for value,” according to the La Capital Mar del Plata website.
In Colombia, construction companies, grouped under the Colombian Chamber of Construction (Camacol), say that 2021 was a record-breaking year. This is reflected in housing sales, which reached 219,541 units so far this year, 35,281 more than in 2020 and 47,020 more than in 2019, according to the EE website.
“The real estate market is projected to offer many benefits for all stakeholders in 2022, showing substantial improvement compared to the current year. Without a doubt, 2022 will be an excellent year for investors and buyers, who will be able to take advantage of the favorable conditions in the Mexican real estate market,” stated the mortgage blog Credimejora.
