Clerhp signs €14 million contract to boost residential project in Cap Cana

The Spanish group Clerhp Estructuras, specializing in engineering, architecture, construction, and real estate development, signed a new delegated development agreement in the Punta Cana area as part of its international strategy in the Dominican Republic. The information was released in a corporate statement detailing the scope of the operation, which aims to strengthen its expansion model in the country.

Through its Dominican subsidiary, the company signed an agreement for the delegated development of the Marelago, to be located within Cap Cana, one of the most established tourist and residential destinations in the Caribbean. According to the press release, the contract represents an approximate turnover of 14 million euros, consolidating Clerhp's participation in high-value developments within the Dominican real estate market.

A comprehensive model for managing the entire real estate cycle

The company explained that this operation is part of a strategic approach based on the comprehensive management of the real estate cycle, which includes project management, engineering, architecture, and sales process management services, encompassing marketing and communication. Under this framework, Clerhp acts as a strategic partner to the developer, providing a unified vision from planning to commercial development.

Information shared exclusively with El Inmobiliario indicates that the project is already underway and that the development has been undertaken through a delegated development model. In this context, the company will handle sales , construction, after-sales service, interior design—to facilitate decoration—and marketing of the development, with the aim of offering move-in ready homes and enhancing the residential experience.

The plan includes the construction of 89 villas, as well as a condominium area with a pool and amenities, including apartments. This structure aims to diversify the residential offerings of the project within a planned environment.

Strategic location and residential typologies

The development is located near Juanillo Beach, a location considered strategic due to the evolution of road infrastructure, particularly the development of the Cap Cana exit onto the highway connecting to Santo Domingo. According to the information provided, the project is five minutes from the beach—two minutes by car— and features a model villa that is already open for visits.

The units will consist of two-bedroom villas and three-bedroom apartments, designed with a focus on high-quality standards. It was also noted that integrating services within the Clerhp Group simplifies management for developers and promoters, while potentially contributing to improved profit margins for projects.

Replicable strategy and regional experience

The company emphasized that this approach is part of a strategy it applies both internally—as with Larimar City & Resort—and in third-party projects in the Dominican Republic. In this development, the developer has already delegated responsibilities to oversee the project through to the delivery of the homes, replicating a model focused on successfully completing projects through specialized services.

According to the information shared, this strategy is the result of 15 years of experience operating in Latin America, which has allowed the company to structure solutions aimed at developers seeking comprehensive support in the execution of real estate projects. The company indicates that this approach aims to generate greater levels of economic sustainability in the projects.

Expansion, B2B alliances and market positioning

Clerhp also indicated that it promotes Business-to-Business (B2B) business models that facilitate the incorporation of other developers through alternatives such as the sale of turnkey buildings, co-investment models, and delegated development agreements. Projects such as Kairos Golf Residences and Mucaribe Golf have opted for these modalities in partnership with the company.

According to the press release, this dual approach consolidates the firm as a comprehensive promotional platform within the AECO sector—architecture, engineering, construction, and operations—with the capacity to adapt to both its own projects and third-party initiatives.
