A study by the ONE reveals that 40.3% of the area under construction in Greater Santo Domingo is concentrated in the National District

SANTO DOMINGO – Of the total construction area of ​​active projects currently underway in Greater Santo Domingo, amounting to 6,385,215 m², Santo Domingo de Guzmán accounts for the largest share at 40.3% (2,573,730 m²), followed by Santo Domingo Este with 31.6% (2,016,439 m²) and Santo Domingo Norte with 10.7% (685,059 m²). San Antonio de Guerra has the smallest share, at just 0.4%.

This is supported by the Building Supply Registry (ROE), carried out by the National Statistics Office (ONE), in collaboration with the Dominican Association of Housing Builders and Promoters (ACOPROVI) and the Technological Institute of Santo Domingo (INTEC), which presents the results corresponding to the first half of 2024.

The study data indicates that geographically, the majority of registered works, 2,452 (35.8%), are concentrated in Santo Domingo Este. The remaining 64.2% are distributed mainly between Santo Domingo Norte (16.5%) and Santo Domingo de Guzmán (15.2%).

“Regarding new construction, Santo Domingo Oeste leads with 33.3%, followed by Pedro Brand with 32.5%, while San Antonio de Guerra registered the lowest amount, with only 11.7%. For its part, Santo Domingo de Guzmán has the highest number of projects under construction (43.0%) and also leads in completed projects (18.5%),” the research highlights.

It notes that the total individual construction area amounts to 5,469,727 m2. This refers to covered spaces for private use, excluding common areas and uncovered parking, which reflect the main proportion in Santo Domingo de Guzmán, Santo Domingo Este and Santo Domingo Norte with 37.4%, 32.6% and 11.6%, respectively.

Most active works

The publication of the ROE, a statistical operation whose main objective is to evaluate the state of construction activity of buildings in plans, execution, paralyzed and completed, highlights that Los Frailes leads the list of the 20 neighborhoods with the most active works, followed by Villa Mella and Prado Oriental, with 4.5% and 4.4%, respectively.

“However, in terms of built area, Los Paredones-Mendoza section leads with 714,088 m² (11.2%), followed by Piantini and La Grúa-Mendoza section with 7.4% and 5.4%, respectively.

According to the data contained in the publication, 95.3% of the projects are private, 1.2% are public-private partnerships, and only 0.4% are public. Furthermore, 58.9% of the projects are not undergoing expansion or remodeling, while 40.4% are being expanded and 0.6% are being remodeled.

Use of materials

Regarding the construction system, 61.4% of the works used confined masonry-portals, 26.2% structural masonry, and 8.3% portals with block walls.

“76.0% of the projects use or will use reinforced concrete slabs for the floors, and 75.5% will use the same material for the roof. 54.9% of the projects will have porcelain ceramic tile floors. 91.1% of the projects use general gray cement, and 92.8% use corrugated steel bars.”.

The analysis also establishes that 78.0% of the steel comes from domestic production.

Use of housing

The ROE corresponding to the first half of the current year 2024 reveals that 49.6% of the works are destined for single-family housing (houses), 40.1% for multi-family housing (apartments), 9.3% for Commerce and 1.4% for religious entities.

“The largest built area corresponds to multi-family housing (73.9%). Single-family homes represent the largest percentage of paralyzed works (83.5%), while office works have the largest amount in execution (71.1%).

It also shows that the total number of registered homes amounts to 42,299 units, with Santo Domingo East leading with 36.4%, followed by Santo Domingo de Guzmán with 29.3% and Santo Domingo North with 12.8%, of which 92.8% are apartments and 7.2% are houses.

“The total individual construction area in square meters of the units intended for housing amounted to 4,569,550 square meters during the analyzed period. Of these, 35.6% are concentrated in the municipality of Santo Domingo Este, followed by Santo Domingo de Guzmán, with 33.9%. Regarding the number of floors, 78.8% of the dwellings have between 1 and 2 floors, 13.4% between 3 and 4 floors, and 1.8% have more than 13 floors.”.

Parking

80.1% of the registered dwellings have parking, while 64.3% of the units have only one parking space. Regarding the number of bedrooms, 50.1% of the housing units have three bedrooms, 31.8% have two bedrooms, and 13.5% have one bedroom.

“According to their market situation, 9,433 units intended for housing are not marketable, 17,600 homes are sold, reserved or reserved, 8,295 are on immediate offer and 5,351 are on future offer.”.
