SANTO DOMINGO– Juan Chalas, founding partner of Plusval Dominicana, offered his perspective on the performance of the real estate sector in 2024, highlighting both the progress and challenges that marked the year. He also presented the company's strategies for 2025.
In an interview with El Inmobiliario, Chalas defined 2024 as a year of remarkable resilience for the sector, highlighting various aspects that presented a puzzle for the operations of the sector he represents.
He cited high interest rates as one of those major obstacles. “High interest rates restricted access to financing, which affected the purchasing power of many consumers and slowed the pace of sales. However, we successfully adapted to this situation,” he explained.
Despite the challenges, he explained that the real estate company maintained stable demand in its main niches, such as tourist areas in the north and east of the country, as well as in residential and commercial projects in the capital and Santiago. “Our strategic focus on these key segments allowed us to maintain stability even in difficult times,” Chalas added.

The executive also addressed the impact of the media attention generated by news of scams in the sector, although he noted that these were isolated cases affecting his brand. “While these incidents affected the confidence of some consumers, we are convinced that stricter regulations are necessary to protect both local investors and Dominicans abroad,” he emphasized.
In this regard, Chalas called on the government to implement more rigorous regulations that guarantee the safety of projects, especially those without trusts or insurance policies, expressing the need for unity to build a more welcoming niche.
Plusval's strategic advances in 2024
Juan Chalas highlighted the significant progress Plusval made in 2024, emphasizing the integration of cutting-edge technology. “The incorporation of artificial intelligence has optimized our internal processes and improved our customers' experience, providing them with a more personalized and efficient service,” he explained.
Furthermore, it has strengthened its commitment to sustainability, developing projects that integrate renewable energy and responsible practices. “Sustainability is increasingly valued by our clients. Therefore, we are creating real estate solutions that are not only profitable but also respectful of the environment and local communities,” stated the leader of Plusval.
The businessman also highlighted the progress made in professionalizing the sector, mentioning the proposed new law to regulate real estate activity. Although it has not yet been approved, he believes this initiative is a crucial step toward a more structured and reliable sector. “A solid law will benefit both consumers and companies in the sector,” he emphasized.
Plusval's performance in 2024: Innovation and expansion
A significant milestone for the real estate company in 2024 was the PlusVal National Fair, an innovative event that connected clients from across the country through simultaneous events in the three main regions of the Dominican Republic. “This fair was a monumental effort to get closer to our clients and strengthen our market presence. Its success reinforces our commitment to growth and innovation in the real estate sector,” the company stated.
In addition to consolidating its presence in the local market, Plusval has expanded its national and international influence, especially in the country's tourist areas and key cities in the United States. "Our goal is to continue positioning the Dominican Republic as an attractive destination for international investors and to expand our presence in key markets in Latin America and the United States," the founding partner emphasized.
The company also launched Plusval Crea, a new division focused on the corporate and commercial real estate sector, in response to the rapid growth of this segment. “With Plusval Crea, we are better positioned to lead the development of commercial real estate, an area that is experiencing significant expansion in the region,” Chalas noted.
Capital Gains Plans for 2025
Looking ahead to 2025, Plusval has a clear strategic direction. “We will continue investing in innovation, especially in artificial intelligence, to offer an even more personalized experience to our clients. Technology will be fundamental to optimizing our processes and strengthening our relationship with investors,” the broker stated.
According to the executive, sustainability will remain a priority for the company, aligning with the growing demand for eco-friendly solutions in the real estate sector. “We want our projects to not only be profitable, but also contribute to the well-being of communities and the care of the environment,” he added.
Furthermore, international expansion will be one of Plusval's pillars next year. "Our focus is on continuing to position the Dominican Republic as a key destination for investors, while expanding our presence in strategic international markets," the businessman concluded.
