Residential projects and high-rise buildings lead in construction permits granted by the MIVHED

Residential projects predominate nationwide and have experienced significant growth in tourist areas

SANTO DOMINGO.– Residential projects and high-rise buildings lead the applications and construction licenses managed by the Ministry of Housing, Habitat and Buildings (MIVHED), within the 1,122 authorizations issued so far in 2026.

During the MIVHED en Marcha, the Director of Processing and Valuation of MIVHED, Miguelina Altagracia Santana Báez, explained that the growth in permits has been registered in different types of projects, although residential buildings maintain the greatest dynamism.

“High-rise buildings are the main drivers of this trend, but we also found many low-cost projects,” authorities explained when questioned about the types of construction that have received the most permits.

He also noted that residential projects predominate nationwide and have experienced significant growth in tourist areas, driven by housing demand from workers, people moving to live in those locations, foreigners, and Dominicans living abroad who acquire properties in the country.

In addition to housing, the ministry has registered applications and authorizations corresponding to hotels, shopping centers, fuel stations, industrial warehouses, industries and projects located in free zones.

Authorities highlighted that they have also expedited files that had been pending for years and processes for regularizing existing buildings whose owners have submitted the necessary documentation to obtain their licenses.

Nothing to do with flexibility

Likewise, Minister Víctor –Ito– Bisonóindicated that the increase in the number of permits does not represent a relaxation of the controls established to evaluate the projects.

“The fact that there are more permits doesn’t mean we’re abandoning a process. The rigor is the same or even greater,” he emphasized.

The MIVHED explained that some provinces and municipalities are showing greater dynamism in construction, so the institution has strengthened its territorial delegations under the supervision of the main office.

Among the areas with the greatest growth was Santiago, where a significant increase in buildings, shopping centers and warehouses has been observed, as part of the dynamism currently experienced by the construction sector.
