Huacachina is heading towards closing a great chapter in the Other Side – Punta Cana

SANTO DOMINGO.- With a projection of 11 stages and a global goal of 11,000 housing units, Alta Vista Village is being developed in the municipal district of La Otra Banda, in Higüey, La Altagracia province, as one of the largest scale residential complexes currently being built in the eastern part of the country.

Ismael Rubio Marcovich, CEO of Huacachina Investments and Real Estate, explained that the development integrates urbanized lots, villas under construction and infrastructure that is progressing in phases, along with spaces planned for commerce and community services.

In the first phase, which includes 400 lots and has achieved 80% sales, the scheme operates under two modalities: “Either you build your lot, but we need certain construction parameters, where the company evaluates, suggests modifications, and approves the type of building. Or we build it for you and also give you the option of financing the construction,” he indicated.

He specified that those who choose to build their homes independently must adhere to plans and guidelines previously approved by the company and validated together with the city council, as part of a model that seeks to maintain urban coherence in facades and in the general distribution of the surroundings.

Rubio argued that one of the main attractions of the site is its progressive appreciation, linked to the constant progress of the internal works.

“Every time we make an investment in infrastructure, whether it's the power line, the new road we're building, or the delivery of these 160 homes in April, and another 100 homes to be delivered in June, all these advances immediately increase the value of this land,” he said.

During a tour conducted with the El Inmobiliarioteam, he explained that the first stage has 100% installed drinking water, six functioning wells, and an approved electrical project for connection.

Regarding environmental matters, he noted that the sanitation system incorporates biodigesters for wastewater treatment and that they are currently already in operation in 20 villages.

Microprojects and trade

The businessman stated that the design includes a park of approximately 10,000 square meters, trees with shade species for thermal regulation, and large lots intended for residential micro-projects within the complex.

The development frontage includes a commercial and service area that will include spaces for supermarkets, restaurants and other establishments, depending on the population growth of the surrounding area.

According to Rubio, the buyers include members of the Dominican diaspora, residents of the eastern zone, and foreign investors, mainly from Spain and Italy, some of whom have acquired more than one unit.

Social responsibility

As part of its social responsibility component, the company highlighted the donation of two plots of land: one intended for the construction of a church and another given to the city council for the construction of a fire station that will serve the entire district.

Similarly, the plan includes the installation of a medical center for first-level care and a school within the complex.

Regarding the overall scope of the development, Ismael specified that it includes 1,800 villas and 9,200 homes distributed across 11 stages.

“We’re not leaving here until we reach our goal. What is our goal? To reach 11,000 units in Huacachina,” stated the executive of the Peruvian-owned company.

Direct financing

Regarding financing, he explained that buyers can choose traditional banking or direct schemes linked to the business group.

Rubio announced that they will begin approving loans directly through a company affiliated with the group, which will pay 100% of the loan amount to Huacachina and then provide the financing to the client. This arrangement can be structured in 48 or 60 installments, with a pre-agreed interest rate.

“The client pays 40% of the villa's value over 18 months. For example, you're interested in this villa. The price of this villa is $112,000. You pay 10% upfront, and the remaining 30% is paid over 18 months. After those 18 months, I deliver the finished villa, and you pay the remaining 60%,” he explained.

For those analyzing the project from an investment perspective, he commented that the value behavior in the early stages is relevant. "Those who originally bought the first villas for 64,000 have already seen a return on their investment because that same villa is now worth 74,000," he stated.

Data that sets the standard

According to institutional figures released by the company, the accumulated investment exceeds US$40 million, with 1,500 titles delivered as a milestone, 850 homes sold and more than 2,000 plots sold, in addition to 132 direct collaborators and more than 680 indirect collaborators linked to the operation.

Planned investment

-First stage: 400 plots; 80% already sold.

-Investment that appreciates year after year.

-Biodigesters installed for wastewater treatment.

-Huacachina prioritizes that all suppliers are local.

-Specialized landscaping in stages, with different species that will give identity to each area of the project.

Testimonials that bring joy and satisfaction

Jhonny Martinez

“I am currently in Tennessee, in the United States, and I want to thank the Huacachina company for their excellent service and congratulate them on the significant progress they have made on their project. I lack free time here, so I appreciate that they are always so attentive, sending me all the updates.”.

Maribel Rodríguez and Wilfredo Rodríguez

“I don’t think I expected it to be so big. The house is enormous, and especially the type of construction. My specialty is building construction in the United States, and I know exactly how they are built, and I was surprised to see such a strong and excellent structure.”.

Miguel Ángel Capellán

“Having the property title in hand generates complete confidence and security in the project, because when you buy off-plan, you initially have your doubts and watch how everything unfolds. But the final result guarantees that what was promised will be fulfilled.”.
