Minimal balconies. Windows that don't open. And an air conditioning system that will run eighteen hours a day for the next thirty years.
The rendering looks spectacular. The building, when you actually live in it, not so much.
There's something happening in Caribbean real estate development that deserves an honest discussion: we're importing an aesthetic that wasn't designed for our climate, our light, or our way of life. And the result isn't just a design problem. It's a financial problem that buyers will unknowingly be paying for decades.
Miami has a specific context. It's a dense, vertical city with a market where glass conveys luxury and where the energy infrastructure allows for buildings that rely entirely on air conditioning. But even there, the model is being questioned. Energy bills for condominiums in Brickell and Edgewater are among the highest in South Florida. Maintenance costs climb year after year. And the market is beginning to value projects with bioclimatic design that no one was asking for ten years ago.

None of this is new. Caribbean architects knew this a hundred years ago. What happened is that at some point we confused modernity with mimicking what's done in other parts of the world. And the market reinforced this: the international buyer sees glass and thinks of value. The developer sees glass and thinks of differentiation. And the architect, often, designs what they're asked to design instead of what they should recommend.
But the market is changing. More sophisticated buyers are now asking about energy efficiency. Institutional investors are beginning to demand environmental certifications. And operating costs are becoming as important a decision factor as the purchase price.
A building designed with bioclimatic principles in the Caribbean can reduce energy consumption by 25% to 40%. That's not just an environmental benefit. It's money the owner saves each month over the building's lifespan. It's a selling point. It's resale value. It's common sense disguised as innovation because the industry forgot about it for twenty years.
My position is clear: the best projects in the Caribbean will be those that stop resembling Miami and start resembling the Caribbean. Those that use contemporary technology and materials to solve the same problems that vernacular architecture solved with eaves and patios. The next time you see a rendering of a glass facade facing the Caribbean Sea, ask yourself this question: Was this designed for this location, or was it designed to look good on Instagram? Because the difference between the two answers is measured in thousands of dollars a year. And the one who pays that money isn't the developer or the architect. It's the buyer.
