The results show a strong orientation towards new large-area projects, accompanied by conventional construction systems.
SANTO DOMINGO.- Completely new buildings account for 92% of the total construction area of active works in the Metropolitan Region, despite representing 57.7% of registered projects, according to data from the Building Supply Registry (ROE 2026-1) of the National Statistics Office (ONE).
Although expansions account for 41.9% of active construction projects, they represent only 7.4% of the total construction area. This difference demonstrates that this type of intervention is typically carried out on smaller surfaces compared to entirely new projects.
Renovations, on the other hand, have a reduced impact, with 0.4% of the works and 0.6% of the built area.
The relationship between both indicators shows that building activity depends not only on the number of projects, but also on the magnitude of the areas involved.
Amenities still have a limited presence
The statistical survey also examines the amenities that the buildings have or will have. According to the results, 69.3% of the projects do not have or plan to incorporate the evaluated amenities, while 18.3% lack information in this regard.
Among the projects that do include these services, the lobby or reception area tops the list, with 8.3%, followed by social areas, with 7.7%.
The gym accounts for 6.1%, while common gas reaches 5.9% and swimming pools 5.4%. The "other" category totals 5.2%, while spaces designated for charging electric vehicles register 1.8%.
These data suggest that amenities still form part of a relatively small portion of the real estate developments analyzed.
Masonry and reinforced concrete dominate construction systems
Regarding the method used to build the structures, confined masonry with frames ranks first, with 73.2% of active works.
Structural or reinforced masonry follows, with 15.9%, and frame structures with block walls, with 7.2%. Together, these three alternatives account for 96.3% of the projects.
The remaining systems have a much smaller share. Metal structures represent 1.1%, monolithic reinforced concrete casting using formwork reaches 0.8%, and other methods barely reach 0.1%. In addition, 1.7% of the projects lack information.
The layout reflects a clear preference for traditional solutions based on masonry and reinforced concrete.
Reinforced concrete predominates in the intermediate floors
The solutions used for the intermediate floors also show a marked preference for concrete. Reinforced concrete slabs appear in 73.2% of the projects, while lightweight slabs with foam blocks represent 20.2%.
Both alternatives account for 93.4% of the projects, while the combination of reinforced concrete slab and lightweight slab with foam blocks represents 1.1%, the same proportion as metal slabs.
The “other” category has an incidence of only 0.1%.
Concrete slabs also lead the way as a roofing solution
For roofs, the trend is similar. Reinforced concrete slabs are the most common type of roof, accounting for 72.7% of active projects, followed by lightweight slabs with foam blocks, at 19.2%.
Together, these two solutions account for 91.9% of projects, while the combination of both reaches 1.4%. On the other hand, metal slabs represent 0.9% and other types of roofing just 0.3%.
Traditional construction solutions predominate
The results show a strong preference for large-scale new projects, often using conventional construction methods. Reinforced concrete and masonry are prominent in both structural systems and solutions for floors and roofs, while amenities and less traditional construction alternatives still have a limited presence.
