Despite the standstill, the promoters doubled their future investment

Although the ROE 2026-1 reveals that 59.8% of the 6,682 active registered works are paralyzed, the indicator of the supply that developers plan for later shows a different behavior

SANTO DOMINGO. Data from the 2026-1 Building Supply Registry (ROE) of the National Statistics Office (ONE) indicates that the future supply of housing, that is, the units planned to come onto the market after the current edition, went from 1,217 to 3,174 units between ROE 2025-2 and ROE 2026-1, an increase of 161%.

Its associated area increased from 133,122 to 275,027 square meters, “more than doubling the value of the previous edition,” according to the report itself. During the same period, homes sold, detached, or reserved grew by 44.7%, rising from 15,833 to 22,909 units, according to the same document.

According to a sector analysis published in El Inmobiliario, 2025 was a difficult year for Dominican construction: the sector's added value contracted 2.3% year-on-year in the first half of the year, and residential supply fell by about 12% during the year.

The president of the Association of Housing Builders and Developers (ACOPROVI), Annerys Meléndez, described the year as "complex" and noted that the Central Bank's liquidity did not reach the affordable housing segment in sufficient quantities, according to the same publication.

economist Rafael Espinal warned that without structural reforms in construction permits and investment incentives, 2026 risks a deeper contraction.

Another analysis by El Inmobiliario on the demand for affordable housing provides context for this rising future supply: the Dominican housing deficit remains above 1.3 million units, more than 65% of the population lives in urban areas, and banks have begun offering financing of between 85% and 90% of the property value.

The same analysis describes the 2026 buyer as "younger, more technical and, above all, more informed" than those of previous years.

The ROE 2026-1 data thus record a future supply and demand for housing sold that is expanding during the same semester in which most active construction projects remain paralyzed, according to the report itself.
