It is common for a potential client to contact me interested in selling their premises or office, and they share an initial premise: "I have tried to sell it on my own, but I have not been able to make progress/finalize the sale"
So, this article focuses on this topic: the main reasons why a client, acting alone, sometimes finds it so difficult to sell their property, and why they ultimately choose to rely on a real estate professional with commercial experience
1. The entire negotiation involves many actors, and clients are often unaware of or experience unpleasant surprises halfway through the process, to name a few:
• The buyer, who surely wants to optimize their budget as much as possible, will most often seek to start with price negotiation processes, of course, in their favor.
• The buyer's lawyer,
• Government and certification bodies,
• Banking procedures.
2. Knowing and preparing the property before putting it up for sale, which, although it may seem obvious, is often overlooked, for example:
• Facade/entrance improvements. Building upgrades.
• Assessment of the condition of the walls and floors; sometimes a coat of paint, new carpeting, and/or minor repairs can make all the difference. Redecorating.
• Check the lighting system, lights, light intensity, lamps, etc.
3. Evaluate each customer's profile and know how to segment them into potential buyers or not:
Usually, and there are exceptions (like everything in life), self-employed owners do not tend to investigate the specific needs of each client, their financial level, requirements, among others, and that is why the support of specialized and qualified Realtors for this task takes on primary importance.
4. Availability of time to answer questions and queries:
Let's be honest, people aren't Q&A scripts, so being prepared to answer basic and complex questions in a timely manner requires a responsiveness that is both appropriate and quick; not to mention that there are often more challenging questions that involve the level of expertise of some of the actors mentioned in point 1.
5. Time is the most precious commodity, that's why they say it's gold.
Between sending proposals, pre-selecting and refining clients, visits, and purchase management, I could say that not all of them last the same amount of time and you have to be prepared for that; however, it is true that operations that last a few weeks usually give good results for the owner.
