The master plan includes approximately 4,000 hotel rooms, of which more than 1,800 have already been publicly confirmed, and global operators are still monitoring this development.
SANTO DOMINGO. – The Punta Bergantín tourism and real estate development begins 2026 with progress in infrastructure works and land preparation, consolidating its position as one of the largest projects in the northern region of the country.
The announcement and details were provided by Andrés Marranzini, the project's executive director, during his participation before investors at the Investment Forum organized for the third consecutive year by the Ministry of Tourism, as part of the activities carried out in Madrid within the framework of the International Tourism Fair (FITUR).
Marranzini reported that at the beginning of the year there are more than 700,000 square meters of earthmoving underway, the first group of lakes on the property has been formed, and there are 12,000 linear meters of access roads for the hotel and residential lots, in addition to 48,030 meters of storm drains and works corresponding to the drinking water supply network.
The businessman said that these works mark the beginning of the construction of the first three hotels that have already finalized agreements with the Punta Bergantín Trust, located on the beach of the same name, near the community of Monte Llano, in the province of Puerto Plata.
These first three properties, slated for completion in 2026, will add 1,350 rooms out of a total of 4,000 envisioned in the destination's master plan.
Marranzini confirmed that these projects have completed all the necessary technical, legal, and financial processes to enter the construction phase, and that operations are projected to begin in 2028.
In addition to the hotel component, Punta Bergantín includes the development of 3,840 apartments and residences, of which 410 units have already been sold. In this segment, 62% of the inventory of lots for villas and apartments has been sold, generating cumulative sales of US$84 million. Lots totaling 14,053 square meters are also available for developers interested in joining the project.
Among the priorities set for this year, Marranzini highlighted the completion of the welcome center, the start of golf course, the completion of the water, sanitation, and electrical infrastructure for the hotels and residential areas already sold, as well as the beginning of construction on the beach and golf clubs. Earthworks for the golf course will also be carried out during this period.
Marranzini emphasized that Punta Bergantín begins 2026 with a fully structured private trust, backed by a robust board of directors, the participation of internationally renowned hotel brands, US$103 million in signed sales, and the execution of approximately 17% of its infrastructure plan.
A new pole?
The Punta Bergantín project, in the province of Puerto Plata, has secured the participation of renowned international hotel chains, whose announcements herald the emergence of a new high-end tourism hub on the north coast of the Dominican Republic. Among the most advanced agreements is the one reached with Hyatt, through its Hyatt Inclusive Collection portfolio, which includes the development of two resorts under the Hyatt Ziva and Hyatt Zilara brands, with an estimated total of 800 rooms.
These are all-inclusive properties, geared towards the family and adults-only segments, respectively. The combined investment for both hotels is around US$200 million, with construction scheduled to begin in 2026 and operations expected to start in 2028.
Another confirmed project is the Westin Puerto Plata, a Marriott International brand, which will add approximately 450 rooms.
This property will mark the arrival of the Westin brand to the country's north coast. Although the investment amount has not been officially disclosed, the hotel is part of the first phase of hotel developments in the destination and is among the projects with signed agreements.
Likewise, Meliá Hotels International, in partnership with the Puntacana Group, has announced its intention to develop a hotel with between 300 and 400 rooms, complemented by about 100 branded residences.
This project will combine the hotel component with el inmobiliario, under a mixed-use scheme, and an investment of over US$70 million is estimated, subject to the final definition of the design and scope of the development.
Adding to these announcements is Karisma Hotels & Resorts, a group specializing in high-end resorts, which has announced plans to build a 300-room hotel, incorporating a water park as a differentiating feature. The estimated investment for this project is US$120 million, and it is part of the portfolio of private developments planned for the complex.
Collectively, these initiatives represent more than 1,800 publicly announced rooms, within a master plan that envisions approximately 4,000 hotel rooms, and confirm the interest of global operators in becoming part of Punta Bergantín. Most of these projects are slated to begin construction in 2026, in line with the development of the destination's infrastructure, and commence operations between 2027 and 2028, solidifying Puerto Plata as a next-generation tourist destination.
