PUNTA CANA, LA ALTAGRACIA PROVINCE.- The concept of "home" goes beyond four walls. Morada, the real estate developer founded by the Cordero family, has made this concept its mission, integrating sustainability, quality, and profitability into each of its projects.
A vision with family roots

Morada was born in Punta Cana as an evolution of the company “Mar de las Flores,” founded in 2010. From the beginning, the Cordero family set out to break with the traditional approach of building, selling, and disappearing. Instead, they chose to create developments that not only stood the test of time but also strengthened relationships with their clients, under a firm commitment to the well-being of people, communities, and the environment.
Expanding Leadership

Leading this ambitious mission are Daniel Cordero, president and CEO, and Arnold Cordero, vice president and deputy director. Both have driven the brand's growth, establishing a presence in various strategic areas of the country, such as Punta Cana, Bávaro, Santo Domingo, and Samaná, as well as expanding into the Miami market.
Among its most notable projects is the Dadám boutique hotel in Samaná, in addition to the purchase and sale of land, commercial properties, and homes throughout the country. In Punta Cana, in response to the area's real estate boom, Morada launched Atalia Green City, a sustainable community that combines houses, apartments, and commercial spaces. This project was followed by Daos, characterized by its strategic location in the heart of Bávaro.
Expansion and new alliances

In 2023, Morada consolidated its leadership in Punta Cana through a partnership with other local developers to launch the Mystiq, with two apartment developments –Mystiq Bay and Mystiq Wave – and a luxury villa project in Santo Domingo, Mystiq Cuesta Hermosa.
With its sights set on the high-end segment, Morada presented the Mirada, geared towards the luxury market, starting with a development in the exclusive Cocotal Golf & Country Club.
“If we had to define what characterizes each of our projects, it is that we always offer the best properties in terms of quality and price on the market,” says Daniel Cordero.
Innovation and sustainability
Morada is currently developing five projects in the eastern part of the country and one in Santo Domingo. One of these projects will be a pioneer in the Dominican Republic, installing solar energy in all its properties and reaffirming its commitment to sustainability. In total, Morada has 1,417 properties under development, with deliveries scheduled through 2028.
Looking ahead, the developer plans to build two large "mini-city" type communities, with 1,400 and 1,700 apartments, respectively.
Challenges and opportunities
Like many developers in the Dominican Republic, Morada faces the challenge of permitting, a bureaucratic process that, according to Arnold Cordero, can delay projects for months or even years. However, the company has made significant progress on flagship projects such as Atalia, Daos, and Mystiq Bay, always maintaining its principles of transparency, sustainability, and high profitability.
As the demand for sustainable and quality housing continues to grow, Morada is positioning itself as one of the main transformative forces in the Dominican real estate landscape.
