SANTO DOMINGO – The dynamism of the Dominican real estate market continues to shift its focus to the east of the country, but beyond the established tourist destinations, one area is beginning to attract the attention of investors and developers: Santo Domingo East. This was the view expressed by brokers Miguel and Manuel Vásquez, from the RE/MAX Capital agency, during their appearance on La Ventana, the podcast of El Inmobiliario, hosted by the media group's director, Ana María Ramos.
From their direct experience with clients and investors, both specialists agreed that the map of opportunities is expanding rapidly, driven by new hotel, commercial and residential projects that anticipate an urban transformation in that area.
The east continues to set the pace
Miguel Vásquez explained that the corridor that runs from Bayahíbe to Miches maintains a sustained growth trend, supported by key indicators such as hotel occupancy and the consolidation of destination brands.
“We are definitely still betting on the east side. Bayahibe has practically one of the best hotel occupancy rates, Punta Cana is a highly positioned brand, and the next thing we will see is the development of Miches,” he stated.
The broker also noted visible progress in areas such as Uvero Alto and Cana Bay, where real estate development continues to gain ground, reinforcing the perception that tourism expansion will continue to generate opportunities for private capital.
Santo Domingo East enters the radar
However, one of the most revealing points of the conversation arose when Manuel Vásquez introduced an element that —he said— does not yet receive all the attention it deserves within the market.
“There is a lot of interesting investment happening in Santo Domingo East right now. A complete transformation is coming to the area, especially on Avenida España. There are some very attractive projects, and I would bet 100% on that area,” he said.
According to the expert, the movement is not limited to the residential sector. The arrival of hotels and the start of construction on new shopping centers suggest a reconfiguration of the urban fabric that could increase the strategic value of the municipality in the coming years.
A transformation with a metropolitan effect
The growing flow of investment in Santo Domingo Este points to a phenomenon already observed in other capitals of the region: the expansion of real estate development towards areas with greater availability of land and planning potential.
This evolution not only diversifies the supply, but also contributes to redistributing economic activity within Greater Santo Domingo, reducing pressure on traditionally saturated areas and opening new opportunities for mixed-use projects.
The conversation yielded a clear message: while tourist destinations like Punta Cana continue to lead in attracting capital, investors are beginning to look more closely at emerging urban markets capable of combining connectivity, commercial growth, and residential development.
