Do you know which registry actions the RI proposes to modify?

One of them is the updating of the status of condominiums that would go from "under construction" to "definitive", a necessary procedure for projects that are moving towards their final phase.

SANTO DOMINGO – The Real Estate Registry (RI) announced modifications to several registration procedures in a document available for public review until November 28th of this year. The institution detailed the adjustments so that users are aware of the proposed changes.

According to the agency, the proposals include changes to procedures related to document updates, data corrections, and administrative processes frequently used within the registry system. The document specifies which actions would be adjusted and under what criteria.

Among the actions subject to modification are identity updates, changes of general information due to reaching the age of majority, adjustments of names of natural persons and processes derived from new names or social transformations in legal entities.

The agency also points to proposed changes in mortgage procedures , such as renewals, cancellations, and preventive registration procedures, which are commonly used in financial operations or real estate transactions.

Another set of proposed adjustments relates to certifications, easements, civil partitions , labor and fee privileges, as well as actions related to the condominium regime and the establishment of trusts.

The proposed modifications also cover transfers of rights, including sales, donations, exchanges and payments in kind, processes that are common within the country's real estate movement.

Article 24: New actions that would be incorporated

The document also includes Article 24 , which proposes the incorporation of new registration actions that currently do not have a formal procedure.

One of them is the updating of the status of condominiums that would go from "under construction" to "definitive", a necessary procedure for projects that are moving towards their final phase.

New annotations are also proposed, such as those for establishing a family home, general information annotations, and annotations related to land use. These would allow for records to be made without creating a lien.

The article also includes the processes of cancellation and renewal of provisional transactional registrations, along with two methods of cancellation of the family property: by resignation or by de-affectation.
