SANTO DOMINGO – Pamela Núñez rang the bell. This sound symbolizes the closing of a real estate transaction. Happiness embraces her as if there were no tomorrow. A shared joy blossoms within her, along with that of her client.

This is how the real estate agent, specializing in foreign investment, describes it when talking about the feelings that arise in her when an agreement is completed with an interested party.

“It’s a shared joy, between seller, buyer, and agents involved. Seeing our clients find their perfect home or make a significant investment through one is incredibly rewarding,” he expressed.

Her love for what she does doesn't end there. Pamela, a lawyer by profession, reveals that she is dedicated to real estate because she feels a deep passion for sharing the beauty and potential of the Dominican Republic with foreign investors.

Once a process is completed, it indicates that a range of opportunities opens up for that client to learn about everything that destination has to offer and how they can benefit through investment.

And this is what, without a doubt, keeps her constantly motivated for what she does, as well as injecting the values of professionalism and transparency into every service she provides to create a safe investment space.

In her 13 years in the real estate sector, the agent has encountered other scenarios that have shaped her professional identity. Currently, she works as a mentor and is the founder of Canablue Real Estate.

Challenges within the real estate market

In an interview with El Inmobiliario , Pamela Núñez stated that the real estate sector in the country faces several challenges, including the lack of a law to protect professionals and clients, the lack of knowledge of real estate terms by the courts, and the proliferation of untrained brokers

Drawing on her own experience, which she had in the early days of her agency, when a court ruling condemned her to pay a full commission, she argued for the urgent need for a solid legal basis that provides clarity and protection to those involved in a fair manner.

Another obstacle he addressed is the informality that prevails in the market today and, as he indicates, especially in places like Punta Cana, where people without any kind of training call themselves real estate brokers.

“The proliferation of people calling themselves brokers without the proper training or experience has created unfair competition and affected the quality of service. This informality confuses clients and can damage the reputation of serious professionals in the sector,” he commented.

After detailing these weaknesses, he indicated that they can be addressed through real estate legislation that regulates and standardizes the practice in the country.

This aims to provide legal certainty to protect both professionals and clients, thereby generating greater confidence in the market.

What opportunities does the real estate sector present?

Leaving aside the challenges, the specialist moved on to discuss the opportunities this sector presents. The first one she addressed was education.

He pointed out that a great opportunity lies in creating a specialized educational center to offer a university-like program that would provide individuals with a mandatory license to practice the profession, making training mandatory for all interested parties.

He also addressed the importance of introducing a Multiple Listing Service (MLS) to the real estate sector.

According to him, this system is crucial to standardize and make transparent the details about properties for sale, improving access to accurate and up-to-date data so that all agents have the same information.

Furthermore, he emphasized the need to establish regulations for developers. He commented that it is necessary to define the requirements and standards needed to undertake projects in order to ensure quality and viability.
