Luz Sarmiento urges capitalizing on the country's stability in the real estate market

SANTO DOMINGO.- The opportunities and legal security offered by the Dominican Republic create an attractive scenario in the real estate market for investors.

This was stated by real estate entrepreneur Luz Sarmiento during the first El Inmobiliario Forum , under the name Metros Seguros: Inversión Inmobiliaria al Cuadrado El Inmobiliario Media Group , held yesterday at the Catalonia Hotel.

“The situations that are happening in each of the countries, including Puerto Rico, make us and our stability generate a sense of security. And we, as real estate agents, have to capitalize on that,” he revealed.

Following that statement, the expert pointed out that the political, economic and social reality that nations like Colombia and Venezuela has put the country in the center of attention, where legal security is consolidated as a pillar of trust.

Despite this favorable scenario, Sarmiento warned that not everything is easy for real estate agents, as they currently face new challenges within the market. 

During his presentation, entitled "The real estate agent and his challenges in the new era ," he explained that these challenges are divided into four areas and arise from the characteristics of the post-pandemic client, who is now more demanding and informed when acquiring a property.

“The profile of today’s new client is informed . They compare multiple options, seek legal certainty, and expect total transparency from us,” he emphasized.

To get down to business, the specialist listed the main challenges as legal security, professionalization, specialization, and the proper use of technology and artificial intelligence.

Regarding legal security , he specified that professionals in the area must guarantee the following: that the documentation is in order, the titles are clear, and the permits are approved.

He added that contracts must be solid and safeguard both the buyer and the seller, and recommended that real estate brands have a trusted lawyer for "due diligence".

Secondly, he stressed the importance of professionalization , which requires up-to-date legal knowledge in the first instance.

He noted that this objective is achieved through "continuous training in real estate laws, regulations and regulatory changes that affect the sector.".

He also stressed the need for agents to develop financial expertise, that is, mastery of financing options, interest rates, and available banking products.

Similarly, he urged everyone to constantly learn about and analyze market trends: best practices, prices, and opportunities that arise in the sector.

“Real estate agents need to know about the law and financial aspects, but we also have to connect with the energy and emotions of our clients. We can't disconnect from what the client is feeling and the moment they are experiencing,” he explained.

As a third challenge, he spoke of specialization , emphasizing that today's client trusts specialized professionals more than "generalists".

Sarmiento emphasized that it is essential for agents to clearly define which market segment they will specialize in. According to the businesswoman, clients show greater confidence in professionals who focus on a specific area and can demonstrate their expertise.

“Specialization generates trust and efficiency in such a competitive market,” highlighted the CEO of Urban Group, who has 16 years of experience.

Finally, he referred to the role played by technology and artificial intelligence , highlighting that its correct application speeds up information processing, organizes data efficiently, and allows for the automation of routine tasks.

“If we embrace these challenges, we can transform our careers and elevate the entire industry, making the Dominican Republic a benchmark for safe, ethical, and sustainable real estate investment,” he concluded.
