Comfort and functionality in the Metropolitan Region: functional units with one or two bathrooms, one parking space and three bedrooms predominate.
SANTO DOMINGO. – According to the Building Supply Registry (ROE) 2025-1 , presented by the National Statistics Office (ONE) , the profile of units currently under construction shows a clear preference for functionality and adaptability to family needs, as evidenced by the data provided in the report: the number of bathrooms, parking spaces, and bedrooms.
The bathroom… and a half
Most housing units in the Metropolitan Region have one or two bathrooms, with over 60% of active units falling into these two categories. In homes with families of more than four people, bath time, especially in the mornings, often becomes a headache.
Apartments with one bathroom are the most common, representing 34.3% (12,052 units), followed by those with two bathrooms, which account for 30.7% (10,804 units). The difference isn't huge, but having more than one bathroom is becoming increasingly essential.
In the case of houses, most have two bathrooms, with 43.5% (1,238 units), while 30% have only one, according to ROE 2025-1.
Homes with three or more bathrooms are less common, representing 5.1% of houses and 6.7% of apartments, marking a trend towards more compact and functional homes, adapted to the needs of family groups.
This is where the famous "half bath" or "guest bathroom" comes into play, which does not include a shower and is usually located in the living room, to protect family privacy.
According to the data, apartments with one and a half bathrooms represent 8.4% (2,938 units), while houses with one and a half bathrooms constitute 1.2% (35 units). As for two and a half bathrooms, apartments comprise 12.2% (4,288 units) and houses 3.2% (91 units).
This indicates that half-baths are a feature present in homes in the Metropolitan Region, although their proportion is smaller compared to full bathrooms.
The ROE 2025-1 analysis shows that one-bathroom apartments lead the supply, while houses show a higher proportion of two bathrooms.
Where are they?
According to real estate portals consulted, units with three or more bathrooms are concentrated in sectors with greater purchasing power, such as Los Cacicazgos, Piantini and La Esperilla, where luxury residential projects and penthouse apartments predominate.
In peripheral and middle-class areas, such as Santo Domingo Este and Villa Mella, homes with one or two bathrooms prevail, adapted to family needs and economic accessibility.
This distribution confirms that the availability of bathrooms in homes is closely linked to socioeconomic level and geographical location within the capital.
Parking: a growing need
In a city saturated with vehicles and with an inefficient public transport system, access to parking is an important feature in the homes of the Metropolitan Region and according to the ROE 2025-1, 83.1% of active homes have parking included.
This percentage is higher in apartments, where 86.1% have this infrastructure, while in houses the percentage is lower, at 46.8%. This difference may be due to the fact that in houses, being located at street level, people almost always park on the street when necessary.
Regarding the number of parking spaces, two-thirds of the registered homes have one, which is equivalent to 66.1% of the total (20,878 units). 29.9% of homes have two, while only 3.2% have three or more parking spaces, a figure that reflects a preference for homes with at least one parking space, especially in apartments.
Where are they?
Access to parking has become an increasingly valued feature in homes in the Metropolitan Region.
In the most affluent areas, such as Piantini, Naco and Los Cacicazgos, it is common to find projects with two or more parking spaces, associated with luxury homes and families with several vehicles.
In contrast, in peripheral and middle-class residential areas, such as Santo Domingo Este and Villa Mella, units with only one parking space predominate, adjusted to the economic possibilities and the profile of the households.
This distribution shows how parking infrastructure is directly linked to the socioeconomic profile and location of housing in the city.
Many rooms
In terms of bedrooms, the report highlights that, in both houses and apartments, the majority of units have three bedrooms. Houses with three bedrooms represent 56.2% (1,601 units), while apartments with three bedrooms constitute 45.6% (16,054 units)
The second most common option is two-bedroom homes, comprising 32.9% of apartments and 21.6% of houses. On the other hand, one-bedroom apartments represent 15.1%, while one-bedroom houses are less frequent, at just 1.1%
In the case of dwellings with four or more rooms, houses have a higher proportion (9.5%) compared to apartments (4.5%)
Where are they?
The private real estate market confirms the trend reflected in the ROE 2025-1: most active homes in the Metropolitan Region have three bedrooms, but the sectors with the highest purchasing power concentrate the largest units.
In areas such as Los Cacicazgos, Piantini, Naco, La Esperilla and Cuesta Brava, houses and apartments with four or more rooms predominate, while in peripheral areas such as Santo Domingo Este, Ensanche Ozama and Villa Mella there is a greater supply of residential projects with two and three rooms, mainly aimed at the middle class.
Likewise, in tourist destinations such as Punta Cana and Bávaro, real estate portals highlight villas and townhouses with three and four bedrooms, designed for both family use and investment, a distribution that shows how the availability of spaces responds to the socio-economic and territorial dynamics of the capital and also in tourist areas.
In conclusion, most homes in the Metropolitan Region have one or two bathrooms, one parking space, and three bedrooms, reflecting a trend towards spaces that balance comfort and functionality
